Job Description

We are seeking a hardworking and reliable Maintenance Technician to join our dynamic team. In this role, you will be responsible for a large variety of tasks. This includes painting, drywall repairs, general maintenance repairs, landscaping, and more on apartment homes, single-family homes, homeowner associations, and larger projects. Candidates must have their own hand tools, reliable transportation, and be willing to work a flexible schedule, and be on-call for emergencies on a rotating schedule of coverage for weekends, evenings and holidays. Maintenance technicians are responsible for completing make-ready repairs to all vacant units prior to move-ins, necessary repairs to occupied units, and preventative maintenance of the property interiors/exteriors. Maintenance techs are responsible for completing assigned tasks in a safe, legal, and timely manner. Job Summary:
Responsible for completing make-ready repairs to all vacant units prior to move-ins, necessary repairs to occupied units and preventative maintenance of the property interiors and exteriors while working independently and while under the direct supervision of the Maintenance Supervisors/Manager. Responsible to complete assigned tasks in a safe, legal and timely manner.
Essential Duties and Responsibilities:
 Participate in all types of maintenance projects. Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc. Perform plumbing work such as cleaning stoppages, replacing fittings etc Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies and locks. Paint, interior and exterior. Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors. Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas and in vacancies when necessary. Assist in grounds work when necessary, including grounds policing. Repair concrete, masonry, roofing and fencing, when required. Train/assist other staff members as requested. Participate in on-call emergency schedule for evening, weekend and holiday coverage. Assist in maintaining stock control and utilization of maintenance materials. Assist the supervisor in scheduling annual apartment inspections. Be responsible for refurbishing of apartments prior to resident occupancy. Perform scheduled maintenance on all equipment based on the manufacturers recommendations and operating manuals. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as scheduled. Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, sewer clean-outs, and post a map of same. Make sure storage areas and entrances are locked, and adequate lighting in those areas is maintained. Have knowledge regarding contracts and suppliers, their services, goods and prices. Assist in apartment follow-up inspections. Assist in adequate stock of supplies and materials, assure workshop/storage areas are organized, clean and safe. Compliance with work-safety rules Willingness to pitch in and work in areas other than strictly repair maintenance; i.e. janitorial, custodial, gardening, delivering notices, etc. Performs daily pool care. Attend annual pool/spa operator training as needed. Maintain strict confidentiality of all company, property and resident matters Ability to assist the supervisor in any area where needed. Education and/or Experience High school diploma or general education degree (GED); prior maintenance experience or experience in related field. Must successfully pass a maintenance test designed by the company with a score of 70% or higher. Perform routine maintenance/repairs, stock and remove equipment, parts, etc.

Perform routine maintenance/repairs.
Grasp/Grip/Turning:
Handle tools and equipment, perform routine maintenance/repairs.
Finger Dexterity:
Handle tools and equipment, perform routine maintenance/repairs.
Writing:
Inventory maintenance, requisition requests, required maintenance reports. Lifting/carrying (supplies, replacement parts, ladders, etc.): Over 150 lbs.: Rare need (less than 1% of the time) 75-150 lbs.: Occasional need (1% to 33% of the time) 25-75 lbs.: Frequent need (33% to 66% of the time) 1-25 lbs.: Constant need (66% to 100% of the time)
NOTE:
Lifting and carrying of weights exceeding 50 lbs. is often best accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc. Vision Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents. Constant need to see small detail when performing routine maintenance duties. Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (oversee assistants, observe problems throughout the property). Hearing Constant need (66% to 100% of the time) to communicate with assistants, resident staff, vendors and residents. Must use listening skills to diagnose needed repairs, etc. Speaking Constant need (66% to 100% of the time) to verbally communicate with assistants, resident staff, vendors and residents. Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Driving/Traveling Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation "on-call" status may occasionally require expedient travel to assigned property at moments notice. Pick up and deliveries to the Corporate Office. Must have valid driver's license and automobile insurance coverage. Reasoning Moderate. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions. Working Environment Indoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time) all conditions, often for extended periods. Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc.

Apartments during/after make-ready. Frequent need (33% to 66% of the time) to work in awkward and confining positions. The noise level in the work environment is usually moderate.
