Qualified candidates must be professional, knowledgeable and friendly. The maintenance technician is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe and secure environment for guests, visitors, and staff. To accomplish this goal, the responsibilities of the maintenance technician include: general repairs to guest rooms, common areas, mechanical equipment, IT systems, exterior, emergency repairs and accurate record keeping.
Core Duties:
Address guest service and maintenance requests in a timely manner. Communicates with guests and staff on any pending items or the status of service requests to ensure satisfaction. Keep the physical property safe throughout and immediately correct unsafe conditions. Troubleshoot and resolve mechanical, electrical and plumbing issues. Maintain swimming pool areas, pump room and safe water conditions. Maintain accurate records regarding preventive maintenance, service requests, inventory logs, turnover status, work in progress, etc. Ensure all turnovers, repairs and services are completed on schedule. Knowledge of low voltage systems. IT systems knowledge a plus. Keep maintenance shop and storage areas safe, neat and organized. Other duties as assigned.
Requirements:
Minimum 2+ years of experience in property maintenance or equivalent maintenance-related fieldwork. Ability to interact professionally and efficiently with guests, staff, vendors and management. Hands-on experience with plumbing, carpentry, electrical, heating and air conditioning systems (Ptac experience a plus), VAV's, RTU's. AHU's, swimming pools, boilers, etc. Applicants must furnish their own basic hand tools and have transportation to pick up replacement parts and supplies from vendors. HVAC certified and CPO certified preferred but not required. Physical requirements include being able to lift up to 75 lbs., use hand tools, power tools, climb ladders and stairs, walk in attics, on roofs, stoop, kneel, and bend as well as have hand-eye coordination and manual dexterity. Must comply with regulatory guidelines to ensure the protection of themselves, other people and property. Valid drivers license. Must have the ability to travel to pick up replacement parts and supplies from vendors. Other duties as required. The selected applicant may also be required to complete a drug and background screening.
Work Hours:
20+hours a week, evenings, weekends, and on-call hours are required as circumstances warrant.
