We are seeking an energetic, driven individual who will be comfortable working within a collaborative environment of dedicated team members. Our Maintenance manager is directly responsible for the integrity and status of our property portfolio. Primary responsibility is to make sure our buildings are properly maintained, updated and or developed to keep them competitive in the current rental market. This manager will be a key resource in ensuring our residents have a safe, well-maintained, beautiful place to call home.Key Responsibilities:
Operations & Turnover:
Oversee the daily work-order pipeline; Communicate Efficiently with residents; Work in tandem with Leasing Manager to create turnover calendarVendor & Project Management:
Help with Manage costs of work orders, turnovers, projects, and renovations; Make sure all subcontractors are performing at current client expectationsPreventative Maintenance:
Verify all properties are visited monthly; Maintain a monthly, quarterly, annual, and seasonal calendar; Maintain list of all subcontractors; Maintain maintenance vehicles, supplies, equipment, tools;Teamwork:
Support Leasing and Property Manager; Work in tandem with property manager; Forecast future expense costs - in coordination with Leasing + Property Manager.Requirements:
Experience:
Limited field experience is acceptable — we're looking for the right attitude and work ethic as much as a resume.Certifications:
Not required — solid references are acceptable in place of formal certifications.Technical Skills:
Working knowledge of HVAC, plumbing, electrical, painting, carpentry, and appliance repair.Technology:
Comfort using property management software, microsoft and googleAvailability:
Valid driver's license, reliable transportation, and current auto insurance. Must be able to participate in a rotating on call schedule for emergencies.Compensation & Benefits:
