Property Maintenance Technician Status:

Field-based across our managed properties (travel between sites required) About the Role Pathways Properties is seeking a hands-on Maintenance Technician to handle day-to-day repairs, unit turns, and grounds care across our residential portfolio. You'll troubleshoot and fix common issues, communicate clearly with residents and team members, and help keep our communities safe, clean, and well-maintained. Key Responsibilities General maintenance & repairs: Diagnose and complete work orders for minor plumbing, electrical, and appliance issues; repair/replace fixtures; address common residential maintenance needs. Carpentry & finishes: Basic carpentry, drywall repair/patching, caulking, trim work, and interior/exterior painting with clean, rental-ready results. Preventive & unit turns: Perform move-in/move-out checks, punch lists, filter changes, smoke/CO detector checks, and routine building systems inspections. Grounds & curb appeal: Lawn care, landscaping, trash/debris pickup, seasonal tasks (mulch, pruning, leaf cleanup), and light hardscape maintenance.

Seasonal readiness:

Basic winterization and seasonal prep; assist with snow/ice management at entries/walkways as needed.

Emergency response:

Participate in a rotated on-call schedule for urgent maintenance requests (after hours/weekends as assigned). Documentation & communication: Track work orders and parts used; provide timely status updates using a mobile app; interact respectfully with residents and vendors. Safety & compliance: Follow OSHA/Company safety practices; secure tools/materials; maintain clean, organized work areas. Qualifications Hands-on experience with minor plumbing, electrical, and appliance troubleshooting/repair; carpentry, drywall, painting, etc. Strong problem-solving skills; able to diagnose issues and complete quality repairs efficiently. Professional, resident-focused communication and customer service. Comfortable using a smartphone/work order app (photographs, notes, time entries). Valid driver's license and reliable transportation (travel between properties required). Able to lift 75-100 lbs., climb ladders, work indoors/outdoors, and in varying weather conditions. Nice to Have (Not Required) Basic HVAC knowledge. Familiarity with maintenance scheduling systems/apps Tools & Equipment Personal hand tools required to perform job description requirements.
