Role:
We are seeking a skilled and dedicated Property Maintenance Technician to join our team. The ideal candidate will be responsible for performing a variety of maintenance tasks to ensure the smooth operation of properties under management. This role requires a proactive approach to problem-solving and the ability to work independently as well as part of a team. The Property Maintenance Technician will play a crucial role in maintaining the condition of homes and properties under management, both interior and exterior, conducting repairs, and ensuring that all properties are safe, functional, and in good condition, while ensuring that residents and owners are satisfied with the finished work. This role requires timely and accurate documentation of material purchases, tasks completed for each job, and time tracking by work order, as well as travel between many properties.

Primary Responsibilities:
Manage your 40-hour workweek by staying on top of assigned work orders.
Expectation:
Efficiently manage your own schedule. Handle unit turnovers by completing maintenance tasks in vacant units to get them ready for new tenants. Tackle work orders in occupied units , including light electrical, plumbing, drywall repairs, and carpentry.
Expectation:
Fewer than 5% of work orders should be over 30 days old. Complete all required paperwork accurately and on time.

Qualifications:
Experience in property management or a similar field is preferred. Strong attention to detail and solid organizational skills. Ability to spot maintenance issues and handle tasks based on urgency and importance. Clear and professional communication skills when working with residents, teammates, and vendors.
