Apartment Maintenance Technician (Affordable Housing)

Immediate opening We are seeking a dependable, hands-on Apartment Maintenance Technician to support an affordable housing community in Neenah, WI (54956) . This role focuses on keeping apartments, common areas, and building systems safe, clean, and in good working order, while providing professional, respectful service to residents. The ideal candidate is organized, safety-minded, and comfortable handling a variety of day-to-day repairs, unit turns, and preventative maintenance. We welcome candidates with transferable skills who are mechanically inclined and eager to learn. Key Responsibilities Complete work orders and resident maintenance requests efficiently and professionally. Perform general apartment repairs and preventative maintenance. Troubleshoot and complete basic plumbing repairs (faucets, toilets, drains, minor leaks). Perform basic electrical tasks (replace outlets/switches, light fixtures, bulbs/batteries, troubleshoot simple issues). Handle drywall patching, painting/touch-ups, caulking, minor flooring repairs, and other cosmetic improvements. Repair/replace doors, locks, hardware, blinds, screens, cabinets, and fixtures. Assist with appliance troubleshooting and minor repairs (refrigerator, range, disposer, etc.). Complete move-in/move-out turns : inspections, repairs, readiness checks, and quality follow-through. Maintain common areas, mechanical rooms, laundry areas, and exterior grounds as needed. Assist with seasonal needs such as snow removal/salting and basic exterior upkeep. Identify safety hazards or larger repair needs and communicate them promptly to management. Coordinate with vendors/contractors for specialized repairs when needed. Keep accurate notes/records of completed work and materials used. Maintain tools, storage areas, and workspaces in a clean, organized, and safe condition. Follow safety procedures, company policies, and applicable codes/requirements. Qualifications Maintenance experience in apartments, residential, facilities, construction, hospitality, or related fields preferred.
Working knowledge of general repairs:
plumbing, electrical, carpentry, painting, and troubleshooting. Strong time-management skills and the ability to prioritize work orders. Professional communication and customer-service mindset (important in resident-facing work). Ability to work independently and as part of a team. Valid driver's license and reliable transportation (as applicable to the role). Ability to lift/carry, bend, kneel, climb stairs/ladders, and work indoors/outdoors. Ability to pass any required background/employment screening. Transferable Skills Welcome If you're mechanically inclined and dependable, your background may translate well.
