Summary:
Kapur & Associates, Inc. is actively seeking a dependable, experienced, and self-motivated part-time Facilities Maintenance Technician to support a professionally managed large office building in West Allis, Wisconsin. This is an excellent opportunity for a skilled maintenance professional, including experienced technicians, tradespeople, or semi-retired facility professionals seeking flexible part-time work, independence, and meaningful responsibility supporting a well-maintained commercial property. This role focuses on proactive building maintenance, troubleshooting, preventative maintenance, and repair coordination for a large office facility. The technician will help identify, diagnose, and address building-related issues before they become larger problems. This is not a janitorial, lawn care, or snow removal position. Those services are provided by outside contractors. Instead, this role serves as a trusted maintenance resource focused on building systems, operational needs, preventative upkeep, and emergency response support.
Schedule:
Part-time / flexible hours Typically, 1-2 site visits per week, approximately 3-4 hours per visit Flexible scheduling to accommodate candidate availability Additional availability for as needed emergency response, including: plumbing leaks or failure, roof leaks, HVAC issues, minor electrical concerns, building system malfunctions, other urgent maintenance situations
Responsibilities:
Conduct routine site visits and building inspections Identify and troubleshoot maintenance concerns before they escalate Perform minor repairs and preventative maintenance tasks Monitor and assist with operation of building systems, including: HVAC, plumbing, electrical, lighting, mechanical and building systems Diagnose issues and either: resolve them directly, or notify supervisor and coordinate the appropriate outside contractor Assist with vendor coordination and oversight when specialty repairs are needed Responding to occasional maintenance emergencies Recommend preventative maintenance improvements Maintain a safe, functional, and professional office environment
Required Qualifications:
Experience in commercial or large-building maintenance Working knowledge of: HVAC systems, plumbing, electrical troubleshooting, general building repairs and maintenance Strong diagnostic and problem-solving skills Ability to work independently with minimal supervision Dependable, organized, and responsive Ability to respond to occasional urgent maintenance situations
Preferred Qualifications:
Commercial office building or facilities maintenance experience Technical or trade certifications Experience coordinating service vendors or specialty contractors Preventative maintenance program experience Experience in facility operations or building engineering is a plus Kapur is an Affirmative Action / Equal Opportunity Employer.
