Job Description

Position Summary The Maintenance Technician supports RCCR's commitment to safe, decent, and affordable housing by maintaining rental units, common areas, offices, and program facilities. The position is assigned primarily to Rental Housing and may assist RCCR's homeownership, recovery housing, and social-service programs when maintenance needs arise. The technician completes routine repairs, preventive maintenance, assists with inspections, and unit turnovers while treating residents, program participants, staff, and vendors with respect. Primary Responsibilities
  • Complete assigned work orders in occupied units and common areas, prioritize urgent conditions, and document the work performed, time spent, materials used, and any required follow-up.
  • Prepare vacant apartments for new residents by completing inspections, repairs, painting, fixture replacement, appliance work, cleaning coordination, and final readiness checks.
  • Carry out scheduled preventive maintenance on mechanical equipment and building components in accordance with manufacturer instructions and RCCR procedures, including lubrication, filter replacement, and routine operational checks.
  • Inspect and maintain smoke alarms, carbon monoxide alarms, lighting, plumbing fixtures, and other safety-related building components; promptly report conditions requiring additional repair or replacement.
  • Perform routine carpentry, drywall, painting, flooring, lock, door, window, drawer, cabinet, and hardware repairs within the employee's training and authority.
  • Troubleshoot and complete minor plumbing repairs involving toilets, faucets, sinks, showers, bathtubs, drains, and related fixtures.
  • Troubleshoot basic electrical problems and complete permitted minor repairs, including switches, receptacles, fixtures, bulbs, and other components.
  • Troubleshoot heating, cooling, refrigeration, and ventilation equipment and perform routine maintenance or minor repairs within the employee's training.
  • Maintain common areas, maintenance rooms, trash and refuse areas, parking areas, driveways, walkways, and grounds in a safe and orderly condition. Assist with cleaning, landscaping, and snow or ice response as needed.
  • Conduct property and unit inspections, maintain required maintenance logs, and provide accurate information for internal reports, regulatory inspections, and funder reviews.
  • Maintain agency tools, equipment, vehicles, keys, supplies, and maintenance storage areas. Track frequently used materials and submit purchase requests before supplies are depleted.
  • Develop effective working relationships with contractors and vendors, help obtain estimates when requested, coordinate property access, and monitor assigned work for completion and quality.
  • Participate in assigned on-call or emergency response and record all working time. Overtime must be reported and handled according to RCCR policy.
  • Follow safety procedures, building requirements, fair housing obligations, manufacturer instructions, and RCCR policies. Immediately report hazards, injuries, property damage, suspected code violations, or work that exceeds the employee's training.
  • Support RCCR's mission, participate in agency events when requested, and complete other reasonable duties and special projects related to property and facility operations. Performance Expectations
  • Work orders are prioritized appropriately, completed accurately, and documented consistently.
  • Repairs address the underlying problem and reduce repeat service requests.
  • Vacant units are prepared within the established turnover schedule.
  • Preventive maintenance and inspections are completed on time, and emerging property problems are reported early.
  • Residents, program participants, coworkers, contractors, and vendors receive professional and respectful communication.
  • RCCR funds, supplies, tools, vehicles, equipment, and keys are used responsibly and secured properly. Supervisory Responsibilities This position has no regular supervisory responsibilities. The employee may provide task direction to a part-time grounds or facilities assistant when assigned. Position Qualifications
  • High school diploma or equivalent and at least two years of relevant residential, multifamily, commercial, construction, or facilities-maintenance experience preferred. An equivalent combination of training and hands-on experience may be considered.
  • Working knowledge of basic carpentry, plumbing, electrical systems, heating and cooling equipment, drywall, painting, flooring, locks, appliances, and common building components.
  • Ability to recognize when a repair requires a licensed contractor, specialized equipment, additional assistance, or authorization before proceeding.
  • Experience in affordable housing, rental property maintenance, apartment turnovers, or property inspections strongly preferred.
  • Ability to use a smartphone, email, Microsoft 365, and an electronic or written work-order system.
  • Valid driver's license, acceptable driving history, and reliable ability to travel among RCCR properties and vendor locations. An agency vehicle may be assigned for authorized work travel.
  • Strong organization, judgment, attention to detail, and ability to complete time-sensitive assignments independently and as part of a team.
  • Professional interpersonal skills and the ability to work respectfully with people from varied backgrounds, including older adults, people with disabilities, very low-income households, and individuals experiencing housing instability or recovery.
  • Relevant trade training, OSHA training, or another maintenance credential is preferred. Work Environment and Physical Requirements
  • Regularly stand, walk, bend, kneel, squat, reach, twist, climb stairs, and work in occupied and vacant residential units.
  • Use ladders and work in small or confined areas when the task can be performed safely and within RCCR procedures.
  • Regularly lift and carry up to 50 pounds and move heavier appliances, furniture, or materials with assistance or appropriate equipment.
  • Safely operate hand tools, power tools, personal protective equipment, and motor vehicles.
  • Work indoors and outdoors in changing temperatures and weather conditions and around dust, noise, cleaning products, and construction materials.

  • Job type: Full time and nonexempt
  • Starting pay: $20.25 per hour, approximately $42,120 annually at 40 hours per week
Review:
Performance and compensation review after six months. Any adjustment depends on demonstrated performance, technical proficiency, reliability, budget availability, and organizational needs and is not guaranteed.
    Schedule:
    Generally an eight-hour day shift Monday through Friday with flexibility and limited on-call response as assigned. Benefits
