Apartment Maintenance Technician We are seeking a dependable and experienced Apartment Maintenance Technician to assist with the day-to-day maintenance operations and overall physical condition of our apartment community. The ideal candidate is hands-on, organized, responsive, and able to independently troubleshoot and complete a wide range of apartment maintenance repairs. Additional pay available for HVAC certification and experience. Responsibilities Complete resident maintenance requests promptly and professionally. Perform general apartment maintenance including plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and other repairs. Complete apartment make-readies and prepare vacant units for new residents. Perform painting, drywall repairs, patching, and other turnover work as needed. Inspect vacant units and identify repairs or materials needed to complete turns. Complete scheduled preventative maintenance throughout the property. Troubleshoot and maintain building systems and property equipment. Maintain maintenance inventory and assist with controlling supply and repair costs. Coordinate and assist with special maintenance projects as directed by management. Monitor work completed by outside vendors and contractors. Participate in the property's rotating 24-hour emergency maintenance/on-call schedule. Respond to emergency maintenance situations when scheduled for on-call coverage. Maintain the property grounds and common areas, including trash removal, dumpster areas, landscaping beds, and general property appearance. Perform snow and ice removal as required, including plowing, shoveling, and salting sidewalks, entrances, parking areas, and drive lanes. Must be available for snow removal outside of normal business hours when weather conditions require. Immediately report property damage, safety concerns, unusual conditions, or major repair needs to management. Complete timesheets, work orders, inspections, and other required documentation accurately. Maintain a professional and courteous relationship with residents, coworkers, vendors, and contractors. Follow company safety procedures, policies, and maintenance standards. Assist at other properties when needed. Perform additional maintenance projects and responsibilities as assigned. Qualifications 5 years of apartment maintenance experience preferred. Strong general maintenance and troubleshooting skills. Experience with plumbing, electrical, HVAC, appliance repair, painting, drywall, and apartment turns preferred. HVAC certification is preferred and may qualify for additional compensation. Ability to safely operate hand tools, power tools, and maintenance equipment. Strong problem-solving skills and the ability to work independently. Ability to communicate professionally with residents, coworkers, management, vendors, and contractors. Valid driver's license and reliable transportation required. Cell phone required for on-call maintenance responsibilities. Basic computer and mobile device skills. Ability to travel to other properties for work, training, or special projects when needed. Ability to independently lift and carry equipment or supplies weighing up to 65 lbs. Must be dependable, punctual, and able to prioritize multiple maintenance needs. Schedule Full-Time - Minimum 40 hours per week Participation in a rotating after-hours emergency maintenance/on-call schedule is required. Snow and ice removal may require early morning, evening, weekend, or other after-hours work depending on weather conditions. Compensation Competitive hourly pay based on experience and skill level. Additional compensation available for HVAC certification and applicable experience.
