Flexible | Primarily Monday-Thursday Want More Hours? This position is based at our glamping location inside Oak Mountain State Park in Pelham and will average approximately 10 hours per week . We also operate a glamping location at Lake Lurleen State Park near Tuscaloosa , approximately 1 hour and 15 minutes away. For someone interested in additional hours, there may be an opportunity to work at both locations. Working at both locations is completely optional and is not required for this position. About the Position We are looking for a dependable, hands-on Glamping Property Caretaker to help us protect and maintain our luxury glamping tents and outdoor spaces. The primary goal of this role is to extend the life of our tents, canvas, decks, rain tarps, rugs, furnishings, and equipment through meticulous preventative care and regular inspections. We want someone who will take real ownership of the property—someone who notices the little things, identifies potential problems before they become expensive repairs, and takes pride in keeping everything exceptionally well maintained. Responsibilities Pressure wash tent decks as needed Rinse and clean tent rain tarps approximately once per month or as conditions require Clean, inspect, and help maintain tent canvas to prevent mildew, staining, deterioration, and premature wear Pressure wash outdoor rugs as needed Perform regular inspections of tents, decks, outdoor furnishings, lighting, and equipment Proactively identify maintenance concerns and address or report them before they become larger problems Set up, clean, and put away Blackstone griddles between guest uses Replace string lights and perform other minor maintenance as needed Blow leaves and debris from decks and guest areas Take propane tanks to be refilled/exchanged Occasionally pick up maintenance supplies from Home Depot, Lowe's, or other local stores Assist with laundry (on-site) as needed Document completed work and property conditions with photos Communicate completed tasks, concerns, and needed supplies with management using designated apps Assist with other light maintenance and property-care projects as needed Who We're Looking For The ideal person for this position doesn't simply work through a checklist. We're looking for someone who notices what needs attention and takes initiative .
You should be:
Extremely detail-oriented Dependable and self-motivated Handy and comfortable performing basic maintenance tasks A creative problem solver Proactive about preventing problems rather than simply reacting to them Able to follow instructions and established procedures carefully Willing to learn proper techniques for caring for outdoor equipment A good communicator Comfortable working independently without constant supervision Comfortable learning and using mobile apps for scheduling, communication, photos, and task documentation Someone who takes ownership and genuine pride in keeping a property looking its best Physical & Work Requirements Candidates must be able to: Lift and carry approximately 30 pounds Operate an electric pressure washer Work outdoors year-round in a variety of weather conditions Be comfortable on a 4-6 foot ladder when necessary Perform physical tasks including bending, lifting, carrying, cleaning, and working on outdoor surfaces Have reliable transportation for occasional local errands Schedule This position will average approximately 10 hours per week at Oak Mountain State Park . Work is scheduled around guest vacancies and weather, so the exact days and hours may vary. Monday-Thursdays are typically the best days to perform maintenance. You'll have significant flexibility to build your own weekly schedule around tent availability , making this a great fit for someone looking for consistent part-time work without a rigid daily schedule. Candidates who would like additional hours may also have the opportunity to perform the same role at our Lake Lurleen State Park location near Tuscaloosa . Working at both locations is optional. Compensation & Bonuses Starting Pay $17/hour In addition to hourly compensation, this position is eligible for performance bonuses and raises.

Employment Structure We ideally anticipate structuring this as an independent contractor (1099) position , with the contractor maintaining appropriate personal/business insurance coverage. We are also willing to consider traditional part-time employee status for the right candidate. What Success Looks Like Success in this position means our tents and sites remain exceptionally well cared for, potential problems are caught early, and the useful life of our canvas tents, decks, tarps, rugs, lighting, furnishings, and equipment is extended through consistent preventative maintenance. We're looking for someone who will treat the property as if it were their own —taking pride in the details, communicating concerns promptly, and continually looking for ways to protect and improve the property. Pay:
$17.00 - $20.00 per hour Expected hours: 8.0 - 10.0 per week
