The Maintenance Technician supports the maintenance operations for our student housing community. The individual will ensure that all aspects of the property's physical infrastructure are maintained to the highest standards, providing a safe, clean, and comfortable environment for our residents. This person must function well as part of a team, working closely with Mystic Woods staff and residents. As a representative of Mystic Woods, you will be energetic, friendly, and respectful of tenant's space and time.

Key Responsibilities:

Maintenance Operations:

Develop, implement, and oversee a comprehensive maintenance schedule. Continually assess the condition of buildings (interior/exterior) and grounds to identify and address maintenance needs. Participate in and/or supervise repairs, including HVAC, plumbing, electrical, carpentry, painting, and landscaping. Prioritize work orders to ensure timely completion. Request bids from material vendors and subcontractors and manage associated deliveries and services. 2.

Resident Interaction:

Communicate effectively with residents regarding inspection/maintenance schedules and progress. Address resident concerns and complaints with a focus on swift resolution. Respond promptly to emergency situations, including after-hours incidents. 3.

Reporting:

Work with office staff to maintain accurate records of maintenance activities, inspections, and repairs. Track expenses related to tenant damages and associated repairs to support reimbursement from tenants when applicable. 4.

Safety and Compliance:

Ensure compliance with all local, state, and federal regulations related to building safety and maintenance.

Preferred Qualifications:

High school diploma or equivalent. Minimum of 3-5 years' experience in residential construction and/or property maintenance. Proficient in maintenance procedures and systems, including HVAC, plumbing, electrical, and carpentry. Technical degree or certifications in maintenance and/or construction-related fields. Basic knowledge of local building codes, safety regulations, and compliance standards. Demonstrated ability to communicate effectively, both verbally and in writing. Ability to work flexible hours, including some evenings and weekends as needed. Valid driver's license and reliable transportation.

Physical Requirements:

Ability to lift up to 50 pounds and perform physical tasks such as climbing, bending, and kneeling. Comfortable working in various environmental conditions, including outdoors and confined spaces.

Terms of Employment:

This position is either a full-time or part-time hourly position. Compensation is hourly at a rate to be determined based on skills and experience. The Maintenance Technician is an at-will non-exempt employee.

Pay:

$20.00 - $45.00 per hour Expected hours: 20.0 - 30.0 per week
