Responsibilities:
Routine Maintenance and Repairs:
Performing regular inspections and maintenance of systems such as HVAC, electrical, plumbing, and security. Handling minor repairs and troubleshooting issues in apartments or commercial spaces, including painting, carpentry, and electrical fixes. Building and apartment painting. Snow shoveling in winters of all sidewalks and entry ways.
Emergency Repairs:
Responding to emergency maintenance requests promptly. Coordinating with specialized contractors for major repairs when necessary.
Groundskeeping:
Ensuring outdoor areas are well-maintained, including landscaping, parking lots, and sidewalks.
Safety Inspections:
Conducting regular safety inspections to comply with local building codes and safety standards. Installing or replacing safety equipment like fire extinguishers and smoke detectors.
Vendor Coordination:
Managing relationships with contractors and service providers. Scheduling and overseeing the work of external vendors and contractors.
Tenant Relations:
Addressing tenant maintenance requests in a timely and efficient manner. Communicating maintenance schedules and any potential disruptions to tenants and property managers.
Technical Skills:
Knowledge of various building systems, including HVAC, electrical, and plumbing. Ability to perform basic repairs and maintenance tasks.
Problem-Solving:
Ability to diagnose issues and determine the best course of action for repairs.
Communication:
Strong communication skills to effectively deal with tenants, contractors, and property management staff.
Organizational Skills:
Ability to manage multiple tasks and prioritize maintenance requests.
Physical Stamina:
Capable of performing physical tasks and standing for extended periods.

Role Responsibilities:
Perform routine and emergency maintenance of all kinds, including electrical, plumbing, carpentry, and HVAC systems. Professional painting of apartments a must. Are able to install carpet, a plus! Snow shoveling of entry way and sidewalks in wintertime. Respond promptly to maintenance requests and concerns from residents. Conduct regular property inspections to identify necessary repairs and maintenance. Prepare and turn over apartments for new residents in timely manner. Coordinate with external contractors when specialized repairs are necessary Maintain inventory of repair supplies and materials Ensure compliance with all safety and security protocols
Requirements:
Proven experience in maintenance, preferably in a multifamily or residential setting. Handy Man, knowledgeable in all handyman aspects. Knowledge of electrical, plumbing, HVAC, carpentry, and other maintenance systems Ability to work both independently and as part of a team (with office staff). Strong problem-solving skills and attention to detail Excellent communication and interpersonal skills to interact effectively with residents and team members Availability for on-call emergency repairs outside of regular business hours Valid driver's license and reliable transportation Must have own basic tools. Must be able to travel to Williston 1 time per week if needed to our building there. High school diploma or equivalent; certification in a trade (e.g., electrical, HVAC) is a plus Prairie Property Management is an Equal Opportunity Employer.
