Job Description

Position Summary The Get Ready Field Rover is responsible for preparing vacant rental units for market as quickly and efficiently as possible. This role directly supports MidSouth Best Rentals' turn time and occupancy goals by performing light maintenance, cleaning, punch list items, and general make-ready work across an assigned portfolio of properties. The Field Rover plays a key role in reducing unit holding costs and supporting timely deposit recovery by keeping units moving through the make-ready process without delay. Key Responsibilities 1. Travel between assigned properties within the Memphis market to complete make-ready punch lists on vacant units. 2. Perform light maintenance and repair tasks including drywall touch-up, caulking, minor plumbing and electrical fixes, hardware replacement, and general handyman work. 3. Complete or coordinate cleaning, carpet or flooring touch-up, and cosmetic repairs to bring units to move-in ready condition. 4. Conduct move-out and pre-turn inspections, documenting unit condition with photos and notes in Salesforce. 5. Identify and communicate larger repair needs or code violations that fall outside the scope of a standard turn to dispatch or the appropriate contractor. 6. Track and update work order status promptly and accurately, ensuring turn timelines stay on schedule. 7. Pick up materials and supplies as needed to complete assigned punch list items. 8. Communicate proactively with dispatch and the Service Operations team regarding progress, delays, or additional needs on each unit. 9. Maintain a clean, organized, and safe work environment while representing MidSouth Best Rentals professionally at all properties. 10. File police reports as needed for break-ins, vandalism, or other property incidents. 11. Meet MLGW for utility appointments as needed to support turn timelines. 12. Work in all weather conditions as needed to keep units on schedule. Qualifications 1. High school diploma or equivalent required. 2. 1 or more years of experience in general maintenance, make-ready, construction, or a related trade preferred. 3. Working knowledge of basic plumbing, electrical, drywall, and carpentry repair. 4. Valid driver's license and clean driving record required. 5. Ability to lift up to 50 pounds and perform physical tasks including standing, bending, and climbing ladders. 6. Comfortable using a smartphone or tablet for work order documentation and photo upload. 7. Strong time management skills and the ability to work independently across multiple properties in a day. 8. Positive, team-oriented attitude with a commitment to quality workmanship and resident-ready results. Work Environment This position requires regular travel between vacant rental properties throughout the Memphis market and involves a mix of indoor and outdoor work in occupied and unoccupied units, in all weather conditions. Field Rovers should expect variable daily routes based on current turn volume and priority. Compensation and Benefits MidSouth Best Rentals offers a competitive compensation and benefits package for this role, including: 1. Starting pay rate of $19.00 to $25.00 per hour, based on experience and qualifications. 2. Medical insurance per the company plan, with eligibility beginning 30 days after date of hire. 3. 3 weeks of Paid Time Off in accordance with the employee handbook. 4. Paid holidays provided per company policy. 5. Company vehicle provided for completing daily property routes.
