Job Description

One property. One set of systems. Paid at the top of the market. Indeed puts the average Birmingham maintenance tech around $22-23 an hour. We start EPA-certified techs at $25 and go to $33—because a tech who diagnoses a failing compressor correctly on the first visit is worth more than two who don't. This is a single-site role at The Park at Sunderland, a 268-unit community. No crossing the metro between calls. You'll learn this equipment inside out, and residents will know you by name. HVAC is your primary focus—split systems, heat pumps, package units, and PTACs. But this is an apartment community, not a service route. You'll also take the plumbing call, swap the appliance, and turn the vacant unit. If you want a varied day and a certification that's actually worth something, this is the seat. Schedule:
Monday-Friday, 8:00 AM-5:00 PM. Rotating on-call week for after-hours emergencies, shared across the team. What you'll do—HVAC—your primary focus Diagnose, repair, and maintain split systems, heat pumps, package units, and PTACs Run preventive maintenance: coil cleaning, filter changes, condensate lines, refrigerant checks, full system inspections Troubleshoot electrical components — thermostats, capacitors, contactors, blower motors Recover, recycle, and charge refrigerant in compliance with EPA regulations Advise on repair versus replacement, and assist with installations General maintenance—the rest of the job Complete resident service requests promptly and professionally, documenting all work
Plumbing:
faucets, toilets, disposals, water heaters, minor drain clearing
Electrical:
outlets, switches, fixtures, breakers—within scope and code
Appliances:
troubleshooting, repair, and replacement Interior repairs: drywall, paint, carpentry, tile, doors, and locks Prepare vacant units for move-in, including full HVAC inspection Property and team Keep grounds, breezeways, and common areas safe and presentable Support pool, irrigation, and life-safety equipment upkeep as assigned Maintain shop organization, tools, and inventory Follow all safety protocols and EPA regulations Communicate clearly with residents, vendors, and teammates You'll report to the Maintenance Supervisor and work alongside other technicians and the on-site management team. What you need EPA Section 608 certification—Type II or Universal 2+ years of hands-on HVAC diagnostic and repair experience Working knowledge of general apartment maintenance—plumbing, electrical, appliances, carpentry Ability to read service manuals, wiring diagrams, and work orders Valid driver's license and reliable transportation to the property, including for on-call response Availability for the on-call rotation Professional, courteous presence with residents Nice to have—not required HVAC certification or trade school training (NATE, HVAC Excellence, or equivalent) Prior multifamily or residential property maintenance experience Property management software experience (Yardi, Entrata, RealPage, or similar) Bilingual English/Spanish Where this goes Several of our Lead Techs and Maintenance Supervisors started in this exact seat. Physical requirements Lifting and carrying up to 50 lbs, with assistance for heavier equipment. Frequent climbing, kneeling, bending, crawling, and ladder work.
