Pay Range:

$44.00/hour We are seeking an experienced Senior HVAC Maintenance Technician to support the reliable, safe, and compliant operation of HVAC and facility systems within a highly regulated manufacturing environment. The ideal candidate will have strong hands-on experience with HVAC systems, facility maintenance, troubleshooting, preventive maintenance, and building management systems (BMS). Experience supporting pharmaceutical, biotech, GMP, cleanroom, laboratory, or other regulated environments is highly preferred.

Key Responsibilities:

Perform preventive, predictive, and corrective maintenance on HVAC and facility systems. Troubleshoot and repair air handling units (AHUs), chillers, boilers, VAV systems, heat exchangers, exhaust systems, dehumidifiers, and split systems. Maintain appropriate temperature, humidity, airflow, and differential pressure within controlled areas. Monitor and troubleshoot Building Management Systems (BMS), Building Automation Systems (BAS), and/or SCADA. Respond to system alarms, equipment failures, and environmental excursions. Support cleanroom HVAC systems, including HEPA filtration, airflow, pressurization, and environmental controls. Perform or support calibration of temperature, humidity, pressure, airflow, and other facility sensors. Support HVAC qualification and validation activities, including

when applicable. Follow established SOPs, maintenance procedures, work instructions, safety requirements, and controlled documentation practices. Accurately complete maintenance work orders, equipment records, calibration records, and other required documentation. Support investigations and root-cause analysis for equipment failures, alarms, and environmental excursions. Participate in corrective and preventive actions (CAPA) and formal change-control activities. Assist with HVAC shutdowns, maintenance projects, equipment upgrades, and facility improvement initiatives. Maintain critical spare parts and assist with inventory management. Use CMMS systems to create, prioritize, document, and close maintenance work orders. Follow all applicable safety procedures, including LOTO, confined space, hot work, and electrical safety. Handle refrigerants in accordance with applicable EPA requirements. Mentor and provide technical guidance to junior maintenance technicians. Collaborate with Engineering, Quality, EHS, Manufacturing, and Operations teams to maintain reliable facility operations.

Required Qualifications:

6-10+ years of progressively responsible HVAC, facilities maintenance, or mechanical maintenance experience. Strong hands-on knowledge of commercial, industrial, manufacturing, pharmaceutical, or biotech HVAC systems. Experience with AHUs, chillers, boilers, VAVs, hydronic systems, exhaust systems, humidity control, and HVAC zoning. Experience troubleshooting HVAC controls and building automation systems. Ability to read and follow technical documentation, schematics, procedures, and work instructions. Strong preventive and corrective maintenance experience. Experience working with CMMS or computerized maintenance management systems. Strong understanding of workplace safety procedures and maintenance best practices. Ability to work independently, prioritize multiple maintenance activities, and respond effectively to equipment issues.

Preferred Qualifications:

Experience in a pharmaceutical, biotech, GMP, cGMP, cleanroom, laboratory, or other regulated manufacturing environment. Experience with ISO cleanroom classifications and controlled environments. Knowledge of HEPA filtration, cleanroom airflow, pressure cascades, and environmental monitoring. Experience with BMS/BAS platforms such as Siemens, Johnson Controls, or Allen-Bradley. Experience with sensor calibration and HVAC qualification/validation. Familiarity with IQ/OQ/PQ, GDP, CAPA, SOPs, and Change Control. Experience with root-cause analysis methodologies such as 5-Why and Fishbone. HVAC trade certification, technical diploma, apprenticeship, or relevant technical education. EPA Section 608 certification or equivalent refrigerant-handling experience. Manufacturer training on HVAC equipment, chillers, or controls. (LH-R6) #IND2
