Overview We are seeking an energetic and detail-oriented HVAC apartment maintenance technician to join our team immediately! In this vital role, you will be responsible for maintaining, repairing, and installing heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, electrical systems, and mechanical equipment within apartment communities. Your expertise will ensure residents enjoy a comfortable living environment while supporting building operations efficiently. Responsibilities Perform routine maintenance, troubleshooting, and repairs on HVAC systems including air conditioning units, boilers, refrigeration equipment, and mechanical systems. Diagnose electrical issues using schematics and electrical diagnostics tools such as ohmmeters and multimeters. Conduct HVAC system installation and upgrades in accordance with design specifications and building codes. Repair plumbing fixtures, appliances, and mechanical systems to ensure optimal operation. Utilize hand tools and equipment troubleshooting techniques to identify issues quickly and implement effective solutions. Maintain detailed records of service activities, repairs, and system inspections for compliance and future reference. Provide excellent customer service by communicating clearly with residents regarding maintenance requests and ensuring their satisfaction. Skills Construction experience combined with service technician expertise in HVAC/R systems. Strong understanding of schematics, HVAC design principles, building automation systems, electrical systems, and mechanical knowledge. Proficiency in HVAC system repair, maintenance, installation, and equipment troubleshooting. Knowledge of refrigeration systems, boiler operation, appliance repair, air conditioning units, and plumbing. Ability to read technical manuals and schematics accurately; experience with electrical diagnostics tools such as ohmmeters is preferred. Familiarity with HVAC system maintenance protocols and building automation controls to optimize building performance. Valid EPA certification for refrigerant handling; valid driver's license for van driving responsibilities is a plus.
