Miami Beach, FL Job Details 21 hours ago Qualifications English Driver's License Power tools Hand tools Full Job Description Primarily responsible for performing preventive maintenance and repair to a variety of equipment: refrigeration, air conditioning, electric motors, heating units,, heat pumps, hermetic compressors, boilers, burners, intake and exhaust fans, etc. I. Essential Job Functions A. Understands basic refrigeration cycle to include: identifying components in refrigeration circuit, understanding how each component works, diagnosing problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot. Understands refrigeration recovery, evacuation and charging. B. Understands basic electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits. Ability to read basic wiring diagrams. C. Ability to use multi-meters to read voltage, current and resistance values. Must be able to troubleshoot basic electrical circuits. D. Understands the process of treating air so as to simultaneously control its temperature, humidity, and distribution. E. Understands basic heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot. F. All activities, work, actions and time must be documented, in writing, on a daily basis. G. Monitoring, control and perform P.M. schedules on all mechanical systems. H. Responsible for PPE (personal protection equipment) use and daily maintenance. I. Maintain and control the Tool Inventory to include proper securing, storage and training in the proper use and function. J. Support the HotSOS (Hotel Service Optimization System) work order system in implementation and adherence, including the prioritization of assigned work. K. Fulfill Carillon Miami Beach Standards for service to guests, patrons and owners. L. Maintains open and professional communication between management and staff. M. Adhere to Carillon Miami Beach Facility Lock and Key policies and procedures. N. Follow procedures in the use and maintenance of all communication equipment and devices. O. Must become knowledgeable about all major and emergency equipment locations and their functions including Life and Property systems (fire detection, fire suppression, emergency generator, departmental fire drill/response procedures, emergency HVAC operation, gas and water shut off valves, main electrical disconnects, etc.). P. Promote guest, patron, owner and employee safety and security through strict adherence to Facility Security and Safety policies and procedures. Eliminate hazards and/or safety violations. Q. Must follow all proper shut-down and start-up procedures for all utilities. Thorough knowledge of the fire suppression systems and the fire/emergency alarm systems. R. Support the facility's Hazard Communication Program. This includes a thorough knowledge of MSDS, product labeling, storing and handling of materials etc. S. Assists in planning, execution and the quality of the work assigned to the Engineering Maintenance team. T. Performs other job-related duties as directed. II. Education, Experience and Skill Requirements A. Minimum of 4 years experience in a hotel/resort or directly related industrial or facility maintenance. B. Must have current certifications and/or credentials to perform their specialty skills and disciplines. Such as a Type III AC recovery certificate. C. Physically capable of performing rigorous tasks including working from ladders, working beneath equipment, and in various conditions and settings are required for the normal performance of assigned tasks. D. Must possess sufficient stamina to work under all types of weather conditions and to lift, carry, push, and/or pull a variety of tools, equipment and materials. E. Read, write and communicate instructional and other technical terms, details and concepts in the English language, that are consistent with the job requirements. F. Must possess good communication and organizational skills with the ability to work with a variety of people. G. The ability and experience to safely use power equipment and hand tools necessary to accomplish repairs and maintenance work. H. Must be able to work a flexible schedule including holidays and weekends. I. Behave in a professional manner and demonstrate a friendly and caring attitude toward co-workers. J. Show prompt responsiveness when asked to do any task consistent with Carillon Miami Beach standards. K. Possession of a valid Florida driver license.
