Full-Time | On-Site | Monday-Friday About the Role GMI National Service Company is seeking an experienced Senior HVAC Controls Technician to maintain and troubleshoot the building automation and commercial HVAC control systems serving educational and commercial facilities throughout The Villages area. This is a hands-on service and diagnostic position focused on identifying and resolving issues involving HVAC controls, DDC systems, sensors, relays, actuators, controllers, system communication, and related field components. This is not a controls programming or engineering position. The ideal candidate has a strong understanding of commercial HVAC equipment and control systems and can independently determine whether an issue originates with the mechanical equipment, controls, field devices, or system communication. Experience with Trane Tracer is highly preferred, although candidates with strong experience using comparable BAS platforms will also be considered. This position is well suited for a dependable technician who enjoys complex troubleshooting, takes pride in finding lasting solutions, and communicates effectively with facilities staff, vendors, and other technical professionals. Key Responsibilities Monitor, maintain, and troubleshoot commercial HVAC control and building automation systems Diagnose control-related issues involving sensors, relays, actuators, controllers, thermostats, wiring, and other field devices Investigate system alarms, communication failures, inaccurate readings, and equipment performance issues Determine whether system problems are mechanical, electrical, controls-related, or communication-related Troubleshoot controlled HVAC equipment, including air-handling units, rooftop units, variable air volume systems, pumps, variable frequency drives, and related components Perform preventive maintenance, testing, calibration, and component replacement Read and interpret wiring diagrams, control schematics, blueprints, and sequences of operation Coordinate with HVAC technicians, engineers, project managers, vendors, and facilities personnel to resolve complex system issues Provide technical guidance to on-site facilities staff and system users Document diagnostic findings, repairs, system conditions, and completed work accurately Maintain safe work practices and comply with applicable company and site requirements Participate in an on-call rotation and respond to occasional after-hours or weekend needs Required Qualifications At least 4 years of hands-on experience troubleshooting commercial HVAC controls or building automation systems Strong working knowledge of commercial HVAC equipment, DDC controls, control logic, and electrical schematics Demonstrated ability to troubleshoot sensors, relays, actuators, controllers, low-voltage wiring, and system communication issues Ability to diagnose the relationship between HVAC mechanical operation and building controls Experience reading wiring diagrams, control schematics, blueprints, and sequences of operation Strong computer skills and comfort working with BAS front-end software Ability to work independently, prioritize service needs, and communicate technical findings clearly Valid driver's license with a driving record that meets company requirements Ability to pass a background check and drug screening Preferred Qualifications Experience operating and troubleshooting Trane Tracer building automation systems Experience with comparable commercial BAS platforms, such as Tridium Niagara, Johnson Controls, Siemens, Honeywell, Automated Logic, Schneider Electric (Andover Continuum), or Distech Working knowledge of BACnet, Modbus, LonWorks, or similar building automation communication protocols Experience supporting BAS environments in schools, universities, healthcare facilities, campuses, or other large commercial properties HVAC, controls, electrical, or related technical training or certification What We Offer Medical, dental, and vision insurance Company-matching 401(k) Paid time off Life insurance Ongoing technical training and professional development Opportunities for long-term career advancement Access to company vehicle for travel between sites Company provided cell phone and tablet Access to The Villages Charter School Marketplace, including priority enrollment opportunities for eligible children of employees Schedule and Physical Requirements Full-time, on-site position Monday-Friday, eight-hour shifts Travel between educational and commercial facilities in The Villages area Participation in an on-call rotation Ability to lift up to 50 pounds Ability to climb ladders and work in mechanical rooms, on rooftops, and in confined or limited-access areas Ability to safely perform physical work in indoor and outdoor environments GMI National Service Company is an equal opportunity employer.
