SUMMARY Under direction, the Maintenance HVAC Technician is responsible for the inspection, operation, maintenance, troubleshooting, repair, and installation of the College's commercial heating, ventilation, air conditioning, refrigeration, and related control systems. This position ensures campus HVAC systems operate safely, efficiently, and in compliance with applicable codes, manufacturer recommendations, and environmental regulations. The HVAC Technician supports the College's mission by maintaining comfortable, safe, and reliable learning and working environments for students, faculty, staff, and visitors.
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned. Receive work assignments, work orders, and preventive maintenance schedules from the Maintenance Supervisor or Lead Maintenance Mechanic. Inspect, diagnose, troubleshoot, repair, maintain, and install commercial HVAC and refrigeration equipment, including rooftop units, air handling units, split systems, boilers, chillers, pumps, exhaust systems, unit heaters, VAV systems, cooling towers, and associated mechanical equipment. Perform preventive maintenance on HVAC systems to maximize equipment reliability, efficiency, and service life. Install, repair, and replace compressors, motors, bearings, belts, fans, coils, dampers, valves, heat exchangers, controls, and other HVAC components. Recover, evacuate, charge, and handle refrigerants in accordance with EPA regulations and industry best practices. Troubleshoot and repair HVAC electrical control circuits, low-voltage controls, motors, relays, contactors, sensors, actuators, and variable frequency drives associated with HVAC equipment. Operate, monitor, troubleshoot, and make routine adjustments to the College's Building Automation System (BAS) to maintain occupant comfort and improve energy efficiency. Read and interpret blueprints, wiring diagrams, control schematics, equipment specifications, and technical manuals. Perform start-up, testing, balancing verification, and operational inspections of HVAC equipment following repairs or installation. Monitor boiler and hydronic water systems, perform water testing, maintain treatment logs, and coordinate chemical treatment as required. Maintain accurate maintenance records, service reports, equipment documentation, and preventive maintenance records using the College's computerized maintenance management system (CMMS). Coordinate HVAC-related work with contractors, vendors, and other Facilities personnel as needed. Maintain compliance with OSHA, EPA, NFPA, state and local building codes, and College safety policies. Participate in the department's on-call rotation and respond to HVAC-related emergencies outside normal working hours. Maintain assigned tools, equipment, and work areas in a safe, clean, and organized condition. Perform other departmental duties as assigned and may provide technical guidance and training to maintenance personnel assigned to assist with HVAC-related projects. Education/Experience Requirements Associate's degree in Heating, Ventilation, Air Conditioning and Refrigeration (HVAC/R) Technology OR an equivalent combination of technical education, industry certifications, and documented training. Successful completion of a recognized HVAC apprenticeship program. Minimum of five (5) years of current journey-level commercial HVAC experience performing installation, maintenance, troubleshooting, and repair of commercial HVAC systems. Experience with commercial building automation systems is preferred.
CERTIFICATES , LICENSES , AND REGISTRATIONS
Required:
EPA Universal Refrigerant Certification. Valid driver's license with the ability to qualify as insurable under the College's insurance carrier.
Preferred:
Building Automation System (BAS) training or certification (such as Johnson Controls Metasys or comparable system). Boiler operation or water treatment certification. HVAC manufacturer training or industry certifications relevant to commercial equipment. Qualifications In addition to the above requirements, the following are sought: Thorough knowledge of commercial HVAC equipment, refrigeration systems, hydronic systems, boilers, chillers, and associated controls. Working knowledge of electrical troubleshooting related to HVAC equipment, including low-voltage and line-voltage control systems. Ability to read and interpret blueprints, mechanical drawings, wiring diagrams, control sequences, and technical manuals. Proficiency using diagnostic instruments, testing equipment, and HVAC service tools. Knowledge of Building Automation Systems and the ability to monitor, troubleshoot, and perform routine programming adjustments. Strong problem-solving and analytical skills with the ability to work independently. Ability to communicate effectively with faculty, staff, contractors, vendors, and other College personnel. WORK ENVIRONMENT
The on site work environment characteristics described here are representative of those encountered while performing the essential functions of this position. Work is performed indoors and outdoors in varying weather conditions and may involve exposure to mechanical equipment, moving machinery, electrical systems, refrigerants, chemicals, hot and cold environments, noise, dust, and other conditions commonly associated with commercial HVAC maintenance. Appropriate personal protective equipment is required. Participation in an on-call rotation and occasional evening or weekend work is required to respond to emergencies and support campus operations.
