APARTMENT MAINTENANCE TECHNICIAN
Location:
Near LSU -
Baton Rouge, Louisiana Pay:
$25.00-$35.00 per hour, based on experience
Portfolio:
Four properties totaling approximately 40 apartment units We are seeking an experienced, dependable, and proactive Apartment Maintenance Technician to maintain four apartment properties located near LSU. The buildings are more than 50 years old, so the ideal candidate must be skilled at diagnosing problems, completing quality repairs, and identifying maintenance needs before they become larger and more expensive issues.
RESPONSIBILITIES
Diagnose and repair residential air-conditioning systems Perform plumbing repairs, including toilets, faucets, drains, supply lines, and water leaks Troubleshoot and complete basic residential electrical repairs Repair and finish drywall, including matching existing wall textures Prepare surfaces and perform interior and exterior painting Complete general carpentry, hardware, appliance, and property repairs Perform apartment make-ready work between tenants Investigate tenant maintenance requests and determine the underlying cause Inspect the properties regularly and report developing maintenance or safety concerns Maintain clean and safe work areas Document completed work and communicate any repairs requiring additional approval
PHYSICAL AND SAFETY REQUIREMENTS
Must be comfortable and physically able to work from a ladder Must be able to safely perform work on two-story apartment buildings Must be able to lift and carry tools, equipment, and common maintenance materials Must follow proper safety procedures while performing repairs
QUALIFICATIONS
Prior apartment, residential, or property-maintenance experience is strongly preferred Working knowledge of HVAC, plumbing, electrical systems, painting, and drywall repair Strong troubleshooting and common-sense decision-making skills Ability to determine when a repair can be completed in-house and when a licensed specialist is required Dependable, self-motivated, and able to work without constant supervision Proactive approach to preventive maintenance Professional attitude when interacting with residents and property management Reliable transportation and a valid driver's license Ability to respond promptly to assigned maintenance requests
COMPENSATION
Pay ranges from $25.00 to $35.00 per hour and will be determined based on the applicant's experience, technical knowledge, reliability, and ability to complete repairs independently.

The air coming from the vents is not cold. Describe, step by step, what you would inspect and test before deciding whether an HVAC contractor needs to be called. A resident in an upstairs apartment reports water on the bathroom floor, and the resident below reports a wet ceiling. You arrive and cannot immediately see where the water is coming from. What are your first actions, how would you locate the source, and what would determine whether you repair it yourself or call a licensed plumber? At the same time, you receive three requests: an apartment has no air conditioning on a 95-degree day, another resident has a dripping kitchen faucet, and a vacant unit scheduled for move-in tomorrow needs drywall repair and painting. In what order would you handle these requests, and why? Explain how you would communicate with the residents and management while completing the work.
