Duties Conduct routine inspections and preventative maintenance on HVAC systems, including air conditioning units, boilers, refrigeration systems, and mechanical equipment. Diagnose and repair HVAC system issues using schematics, electrical diagnostics tools such as ohmmeters, and mechanical troubleshooting techniques. Troubleshoot electrical systems, plumbing connections, refrigeration components, and building automation controls to identify root causes of malfunctions. Maintain detailed service records, work logs, and reports for all repairs and maintenance activities. Support property maintenance efforts by addressing appliance repairs, plumbing issues, and mechanical systems repair requests promptly. Ensure compliance with EPA regulations regarding refrigerant handling and disposal procedures. Utilize hand tools and diagnostic equipment effectively to perform precise repairs and system adjustments. Provide excellent customer service by communicating clearly with clients about system status, repair timelines, and maintenance recommendations. Experience Proven construction experience or hands-on experience working with mechanical systems in commercial or residential settings. Service technician experience with HVAC/R systems including air conditioning units, boilers, ammonia refrigeration systems, and building automation controls. Strong understanding of schematics for electrical wiring, plumbing layouts, refrigeration piping, and HVAC design plans. Mechanical knowledge related to HVAC system repair, installation, troubleshooting, and maintenance practices. Experience with electrical diagnostics using tools such as ohmmeters or multimeters to identify faults accurately. Familiarity with HVAC system components including compressors, condensers, evaporators, thermostats, pumps, valves, fans, filters, and control panels. Ability to read technical manuals and schematics to facilitate efficient repairs. Knowledge of property maintenance procedures involving appliances or mechanical systems is a plus. Valid EPA certification for refrigerant handling is required; additional certifications in electrical or plumbing fields are advantageous.
