Job Description

Job Description Summary Organization's Summary Statement:
This position directs the daily operations of a team of HVAC Mechanics.
EXAMPLES OF WORK
Supervises the maintenance, operation, service and repair of commercial and industrial heating, ventilation and air conditioning (HVAC) systems, including large regional heating and cooling facilities up to 4,000 tons. Serves as an expert mechanic for the equipment and systems in the zone or area of responsibility. Supervises a team of professional and support staff. Other duties as assigned.
Physical Demands:
Must have the ability to work in on, around, over and under fixed equipment and machinery; to work at heights up to thirty-five feet; to manipulate heavy equipment, tools and supplies and/or exert force up to fifty lbs.; to concurrently manipulate multiple controls on machinery and equipment; to climb ladders, service lifts, and scaffolding; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment when required. Position is Essential and is subject to a 24-hour day, 7-day week span of operation. Position is not tele-work eligible.
Licenses/ Certifications:
Must have valid CFC certification at Universal level. Must possess and maintain a valid Maryland Class C Driver's license, or equivalent, with fewer than six points.
Minimum Qualifications Education:
Bachelor's degree from an accredited college or university.
Experience:
Three (3) years of professional experience in the installation, maintenance, or repair of HVAC systems.
Other:
Additional work experience as defined above may be substituted on a year for year basis for up to four (4) years of the required education.
KNOWLEDGE, SKILLs, & ABILITIES:
Knowledge of the principles, practices, methods, tools, and equipment used in the installation, maintenance, and repair of commercial HVAC systems. Knowledge of building automation systems, energy management controls, and related technologies. Knowledge of applicable federal, state, and local building codes, safety regulations, and environmental standards (e.g., OSHA, EPA, refrigerant handling). Knowledge of preventative and predictive maintenance practices for HVAC equipment. Knowledge of supervisory principles and practices, including employee scheduling, training, performance evaluation, and labor relations. Knowledge of procurement processes, inventory management, and budgeting related to HVAC operations. Skill in diagnosing complex HVAC system malfunctions and determining appropriate corrective actions. Skill in reading and interpreting blueprints, technical drawings, specifications, and equipment manuals. Skill in effectively using HVAC diagnostic tools, instruments, and computerized maintenance management systems (CMMS). Skill in supervising, mentoring, and motivating a team of HVAC mechanics and technicians. Skill in prioritizing, organizing, and coordinating multiple work assignments and projects to meet deadlines. Skill in verbal and written communication for documenting work, preparing reports, and interacting with diverse stakeholders. Skill in applying problem-solving techniques to resolve operational and personnel issues. Ability to plan, assign, and review the work of HVAC mechanics to ensure safe, efficient, and high-quality outcomes. Ability to ensure compliance with safety standards, building codes, and institutional policies. Ability to train and develop staff in HVAC repair techniques, safety procedures, and use of new technologies. Ability to establish and maintain effective working relationships with team members, contractors, vendors, and building occupants. Ability to respond to emergencies and troubleshoot critical HVAC failures under time-sensitive conditions. Ability to analyze system performance and recommend improvements for efficiency, sustainability, and cost-effectiveness. Ability to adapt to evolving technologies and methods within the HVAC field.
Additional Job Details Preferences:
  • Three (3) years of experience in the HVAC industry at a supervisory level where direct supervision or field responsibility can be demonstrated.
  • Additional vocational certified HVAC trade school or vocational college level course certification in the HVAC industry.
  • Experience with HVAC equipment and systems; refrigerant types, environmental impact, and gas reclamation procedures and equipment preferred.
  • Experience in plumbing, steam fitting, and electrical trades as they pertain to HVAC systems preferred.
  • Experience in the installation, repair, and maintenance of commercial or industrial HVAC equipment and systems; reading and interpreting contract documents; and using computers to diagnose HVAC system problems preferred.
  • Experience with OSHA regulations related to the refrigeration trade; the National Electric Code; basic mathematics including area, volume, and weights and the practical application of fractions, percentages, ratios, and proportions desired.
  • Experience with reading and explaining manufacturer recommendations regarding scheduled and preventive maintenance, servicing, and operation; preparing written reports; programing computers for HVAC system operations; estimating costs of installing HVAC systems up to one hundred tons desired.
