This position is intended for a hands-on HVAC technician who can independently diagnose, troubleshoot, and repair HVAC systems in a multifamily apartment community. We are looking for someone with practical field experience who can identify the root cause of HVAC problems and complete repairs effectively—not someone whose experience is limited to basic preventive maintenance, filter changes, or routine inspections. The ideal candidate will also be comfortable assisting with general apartment maintenance when needed and working directly with residents and property management. Key Responsibilities HVAC Diagnostics & Repair Diagnose, troubleshoot, and repair HVAC systems serving apartment units and common areas Identify the root cause of heating and cooling issues Troubleshoot electrical and mechanical HVAC components Perform HVAC repairs and component replacements as appropriate Test systems after repairs to ensure proper operation Respond to resident HVAC service requests and emergency heating/cooling issues Perform preventive HVAC maintenance and system inspections Identify equipment requiring replacement or additional professional service General Apartment Maintenance Complete maintenance work orders related to HVAC and other property systems Assist with plumbing, basic electrical, appliance repairs, and general maintenance when required Support apartment unit turns and prepare units for resident move-in Inspect units and identify maintenance issues Maintain common areas and property facilities as needed Work Orders & Documentation Respond to and prioritize HVAC-related work orders Complete assigned work efficiently and professionally Maintain accurate records of repairs and maintenance performed Communicate recurring or significant equipment issues to property management Recommend repairs, replacement, or outside vendor assistance when appropriate Resident Service Communicate professionally with residents regarding HVAC and maintenance concerns Explain maintenance issues and completed repairs in a clear and professional manner Provide timely and courteous service Maintain a professional attitude when working inside occupied apartments Qualifications Demonstrated hands-on HVAC diagnostic and repair experience required Ability to independently troubleshoot heating and cooling systems Strong understanding of HVAC electrical and mechanical components Ability to diagnose problems rather than simply perform routine maintenance Apartment or multifamily HVAC experience strongly preferred General apartment maintenance experience preferred Working knowledge of plumbing, basic electrical, appliances, and general repairs Strong troubleshooting and problem-solving skills Ability to work independently with minimal supervision Reliable, organized, and detail-oriented Strong communication and customer service skills Important Experience Requirement This is not a basic HVAC maintenance position. We are specifically seeking a technician who has the practical experience necessary to diagnose problems, troubleshoot systems, identify failed components, and perform HVAC repairs . Candidates whose experience is primarily limited to filter changes, cleaning coils, routine inspections, or basic preventive maintenance may not be the right fit for this position. Preferred Skills & Certifications EPA certification preferred HVAC trade certification or technical training preferred Experience with multifamily/apartment HVAC systems Experience with property management software such as AppFolio Ability to handle emergency HVAC service calls Ability to participate in an on-call rotation
