Overview We are seeking a dynamic and experienced Commercial Mechanical Project Manager & Estimator specializing in HVAC (Heating, Ventilation, and Air Conditioning) and Plumbing systems. Responsibilities Estimating & Quantity Takeoffs:
Prepare accurate material, labor, equipment, and subcontractor cost estimates for commercial HVAC (sheet metal, piping, RTUs) and plumbing systems.
Vendor & Subcontractor Pricing:
Solicit and evaluate equipment quotes from regional suppliers and specialty sub-tier contractors to build competitive bid packages.
Bid Submissions:
Review specifications and architectural/mechanical drawings to identify scope requirements, draft bid qualifications/exclusions, and submit timely proposals to prime General Contractors.
Project Administration:
Manage awarded projects through completion, including tracking submittal logs, drafting RFIs, developing Schedules of Values (SOV), and assisting with monthly progress billings.
Change Order Management:
Identify site condition changes or scope gaps early; prepare detailed, cost-justified Change Order Requests (CORs) to protect project margins.
Field & Team Coordination:
Partner with experienced on-site foremen to coordinate material deliveries, equipment staging, schedule milestones, and spec compliance.
Qualifications Experience:
Minimum 4+ years of proven experience in commercial mechanical (HVAC and/or Plumbing) project management and estimating for a subcontractor.
Estimating Software:
Hands-on proficiency with digital takeoff and estimating software (e.g., FastPIPE/FastDUCT, Trimble, QuickPen, PlanSwift, or equivalent).
Technical Knowledge:
Strong understanding of commercial HVAC systems, ductwork fabrication, plumbing/piping assemblies, and CSI Division 22 & 23 specifications.
Process Discipline:
Self-starter capable of managing submittals, document control, and project administration independently.
Communication:
Strong professional communication skills for collaborating with General Contractors, vendors, and field crews.
Education & Background:
Bachelors degree in Construction Management, Mechanical Engineering, or a related field (extensive hands-on commercial trade experience is highly valued).
