Apartment Maintenance Technician (HVAC & Pool Certified)

Competitive, based on experience Position Summary We are seeking a skilled and dependable Apartment Maintenance Technician with HVAC certification and Pool Operator certification to join our property management team in Mount Pleasant, SC. The ideal candidate will be responsible for maintaining the physical integrity of the community through general maintenance, repairs, preventative maintenance, HVAC service, and pool operations. This position requires excellent troubleshooting skills, attention to detail, and a commitment to exceptional resident service. Essential Duties and Responsibilities Perform routine and emergency maintenance repairs in occupied and vacant apartments. Diagnose and repair HVAC systems, including heating, air conditioning, ventilation, and related components. Complete work orders in a timely and professional manner. Conduct preventive maintenance inspections throughout the property. Maintain swimming pool and related equipment in compliance with local and state regulations. Monitor pool chemical levels and ensure a safe environment for residents and guests. Repair plumbing, electrical, carpentry, drywall, appliances, doors, windows, and fixtures. Prepare apartment homes for new residents, including turns and make-ready work. Respond to after-hours emergency maintenance calls as part of an on-call rotation. Maintain grounds, common areas, and building exteriors as needed. Ensure compliance with OSHA safety standards and company policies. Maintain inventory of maintenance supplies and equipment. Qualifications Minimum 2 years of apartment maintenance experience preferred. EPA Universal Certification required. Certified Pool Operator (CPO) certification required or ability to obtain. Strong knowledge of HVAC diagnostics, repair, and preventative maintenance. Experience in plumbing, electrical, appliance repair, and general maintenance. Ability to read and interpret technical manuals and work orders. Valid driver's license and reliable transportation. Ability to work independently and as part of a team. Excellent customer service and communication skills. Physical Requirements Ability to lift up to 50 pounds regularly. Ability to stand, walk, bend, kneel, stoop, climb ladders, and work in various weather conditions. Ability to work in confined spaces and perform physically demanding tasks.
