HVAC Maintenance Technician Austin, TX We are seeking an individual with a background in property maintenance to join our team. The successful candidate is well-versed in property maintenance, HVAC, plumbing, electrical, turning apartment units, preventative maintenance and highly detail-oriented. An apartment maintenance technician ensures a residential property's facilities are safe, functional, and well-maintained. Responsibilities span performing routine building repairs, troubleshooting HVAC/plumbing systems, preparing vacant units for new tenants, and responding to on-call emergency service requests to deliver high-quality customer service.
Responsibilities:
Identify problems and implement preventative maintenance programs. Plan and schedule the work needed in vacant units as part of the turn process Ensure maintenance requests are handled in a timely manner Oversee contractors and vendors Be able to work with independently or collaboratively as a team member Maintain equipment and supply inventories.
Resident Service Requests:
Troubleshoot and resolve maintenance issues reported by tenants (e.g., clogged drains, light fixtures, and appliance repairs) within company turnaround standards.
Preventative Maintenance:
Conduct routine inspections of building systems to prevent future failures, including hot water heaters, HVAC filters, and property common areas.
Apartment Turnovers:
Prepare vacant apartments for new residents by painting, making necessary repairs, and cleaning to ensure "market-ready" conditions.
Property Upkeep:
Assist with maintaining exterior curb appeal, which may include landscaping, cleaning common areas, and pressure washing.
Emergency On-Call:
Participate in an after-hours and weekend rotation to handle urgent property or unit emergencies.
Core Skills & Qualifications Technical Knowledge:
Proficiency in plumbing, electrical, carpentry, painting and appliance repair.
HVAC Certification:
An EPA certification is frequently required to handle, recover, and charge refrigerants.
Physical:
The ability to lift heavy equipment, climb ladders, and perform physical labor.
Customer Service:
Strong communication skills to interact professionally with residents, property managers, and vendors.
Compensation:
