Job Overview We are seeking a dynamic and skilled Property Maintenance Technician specializing in HVAC and Chiller Systems to join our maintenance team. In this vital role, you will be responsible for ensuring the optimal operation, repair, and maintenance of heating, ventilation, air conditioning (HVAC), and large-scale chiller systems across our property portfolio. Your expertise will help maintain a comfortable, safe, and efficient environment for building occupants and operations. This position offers an exciting opportunity to apply your mechanical knowledge and technical skills in a fast-paced, service-oriented setting. Duties Perform routine inspections and preventative maintenance on HVAC systems, chillers, boilers, refrigeration units, and related mechanical equipment to ensure peak performance. Troubleshoot and diagnose issues using schematics, electrical diagnostics tools such as ohmmeters, and building automation systems to identify root causes swiftly. Conduct repairs on mechanical systems including plumbing, electrical components, refrigeration equipment, and HVAC/R (Heating, Ventilation, Air Conditioning/Refrigeration) units. Maintain compliance with EPA regulations by handling refrigerants responsibly and performing necessary certifications. Operate welding tools and perform equipment repairs or modifications as needed to restore system functionality. Assist with HVAC design adjustments or upgrades to improve efficiency or meet new building requirements. Document all maintenance activities thoroughly and communicate effectively with team members to coordinate repairs or system upgrades. Qualifications Proven construction experience with a strong background in mechanical systems repair and property maintenance. Service technician experience working with HVAC systems, chillers, refrigeration (including ammonia refrigeration), boilers, and related equipment. Knowledge of schematics, electrical diagnostics, plumbing, HVAC design principles, and building automation systems. Valid EPA certification for refrigerant handling; additional certifications such as HVAC/R licenses are highly desirable. Mechanical knowledge combined with hands-on experience in equipment repair, welding, and troubleshooting complex mechanical issues. Experience operating ohmmeters or other diagnostic tools for electrical troubleshooting; familiarity with ammonia refrigeration systems is a plus. Ability to read technical schematics accurately and interpret mechanical diagrams for effective repairs. Valid driver's license Reliable transportation is required. Strong field service skills with the ability to work independently or as part of a team in diverse property environments. $27.00 - $40.00 per hour
