You will work closely with the Property Manager on a daily basis to prioritize work orders, make-readies, preventative maintenance, property needs, and larger repairs. Our team performs a wide variety of maintenance in-house , including: HVAC troubleshooting and repairs Plumbing and water-line repairs PVC plumbing Electrical troubleshooting and repairs Drywall and sheetrock repair Painting and touch-ups Carpet shampooing and flooring-related work Appliance repairs Make-ready/turn preparation Doors, locks, cabinets, windows, and sliding doors Stairs, gates, fences, patios, and railings Interior and exterior lighting Ceiling leaks and minor roofing repairs Irrigation systems Pool and common-area maintenance Preventative maintenance throughout the property You will also oversee the completion of resident work orders and help ensure maintenance requests are handled professionally and in a timely manner. Leadership & Daily Responsibilities Work directly with the Property Manager to identify and prioritize maintenance needs Lead and assist other maintenance team members when applicable Inspect completed work to ensure quality standards are met Manage and complete resident work orders Ensure make-ready units are completed correctly and on schedule Maintain inventory of commonly used maintenance parts and supplies Identify and address potential safety concerns throughout the property Maintain clean and organized maintenance and storage areas Help maintain accurate preventative maintenance and repair records Participate in the property's rotating on-call schedule Respond to after-hours maintenance emergencies when scheduled We use Entrata to manage and document work orders, unit status, and other maintenance-related activity. Entrata experience is helpful, but candidates who are comfortable learning property-management software are encouraged to apply. What We're Looking For 3+ years of apartment/multifamily maintenance experience preferred Previous Lead Maintenance, Maintenance Supervisor, or similar experience strongly preferred Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs Cast iron plumbing experience is highly preferred Experience with apartment make-readies and preventative maintenance Ability to troubleshoot problems and complete repairs independently Ability to communicate professionally with residents, team members, and management Must have reliable transportation Must have your own basic maintenance tools Must be dependable and able to work Monday-Friday, 8:00 AM-5:00 PM Must be available for a rotating weekend/on-call schedule Entrata experience is a plus
