HVAC Maintenance Technician Location:
Hampton, VA Employment Type:
Full-Time Schedule:
Monday-Friday, with participation in the on-call rotation We are seeking an experienced HVAC Maintenance Technician to join our property management team. This position is ideal for a hands-on technician who is confident diagnosing, repairing, and replacing HVAC systems and enjoys working in a fast-paced residential environment. The HVAC Maintenance Technician will be responsible for maintaining and repairing HVAC systems throughout a large apartment community, while also assisting with general maintenance and apartment turns as needed. What You'll Do Diagnose, repair, and perform preventative maintenance on residential HVAC systems Troubleshoot heating and air conditioning systems, electrical components, controls, and refrigerant issues Perform complete HVAC system replacements and changeouts , including removal and installation of equipment Install and replace condensers, air handlers, coils, thermostats, motors, capacitors, contactors, and other HVAC components Properly evacuate, charge, and test refrigerant systems Perform startup, testing, and commissioning of newly installed HVAC systems Identify when equipment should be repaired versus replaced Complete HVAC repairs and replacements in occupied and vacant apartment units Maintain accurate records of repairs, replacements, parts, and refrigerant usage Perform preventative maintenance to extend equipment life and reduce emergency service calls Assist with general apartment maintenance and turns as needed Participate in the property's on-call rotation What We're Looking For 3+ years of hands-on HVAC experience preferred Demonstrated experience performing complete residential HVAC system replacements/changeouts Strong diagnostic and troubleshooting skills Working knowledge of residential heating and cooling systems, electrical systems, and HVAC controls EPA 608 certification required Ability to properly recover, evacuate, charge, and test refrigerant systems Experience with heat pumps and split systems Ability to read wiring diagrams and troubleshoot electrical issues Apartment maintenance experience is strongly preferred Valid driver's license and reliable transportation Ability to work independently and manage multiple service requests Professional communication and customer service skills Ability to safely lift equipment, climb ladders, work in tight spaces, and perform physically demanding work Ideal Candidate The ideal candidate is more than a maintenance technician who can change filters and replace capacitors . We're looking for an experienced HVAC professional who can independently diagnose problems, complete major repairs, and perform full HVAC system replacements from removal through installation and startup. Experience performing HVAC changeouts in apartment communities is highly preferred. Candidates who can handle both HVAC work and general apartment maintenance will be especially competitive.
Pay:
$26.00 - $30.00 per hour
