General Maintenance Worker (5747) Three Saints Bay, LLC - 2.8 Phoenix, AZ Job Details 17 hours ago Qualifications Computer operation Word processing Computer literacy High school diploma or GED Hand tools Facilities maintenance Full Job Description Job Brief General Maintenance Worker (5747) OLH, Inc , a Federal Government Contractor industry leader, is seeking a General Maintenance Worker to effectively and efficiently support DOE's Western Area Power Administration by providing general maintenance support at its Phoenix, AZ, location.
Primary Responsibilities:
Provides General Maintenance coverage for approximately 116,800 sf of facilities space, including office, warehouse, industrial and security-controlled areas, and approximately 32 acres of grounds. Performs general maintenance, repair, and minor modifications of equipment and buildings requiring practical skill and knowledge (but not proficiency) in such trades as painting, carpentry, plumbing, masonry, and electrical work. Daily work involves, but is not limited to, a variety of the following duties including, but not limited to: replacing electrical receptacles, wires, switches, fixtures, and motors; using plaster or compound to patch minor holes and cracks in walls and ceilings; repairing or replacing sinks, water coolers, and toilets; painting structures and equipment; repairing or replacing concrete floors, steps, and sidewalks; replacing damaged paneling and floor tiles; hanging doors and installing door locks; replacing broken window panes; and performing general maintenance on equipment and machinery. Utilizes hand/power tools in performance of duties, wears appropriate safety PPE for the tool/job at hand. Follows all safety precautions stated inNEC, NFPA, CFR
1910 andCFR 1926.
Assists in changing the layout of conference rooms, including wall partitions, tables, chairs, equipment, and miscellaneous presentation items. Observes and interprets readings on gauges, meters, and charts which register various aspects of the system's operation. Adjusts controls to ensure safe and efficient operation of the system and to meet demands for the service provided. Documents equipment readings by logging various aspects of the system's operation. Provides on-call assistance as needed by the Facilities team; may include evening, weekend, and holidays. Operates forklifts (inside/outside), pallet jacks, scales, and tools. In the Stationary Engineer's absence, assists in clearing work order (WO) requests received by customers. Assesses any damages to building, furnishings, and/or rooms and identifies the type of repair work needed to correct the damage, including required supplies/tools. Observes safety and security procedures, determines the appropriate action, and report unsafe conditions to the Facility and Property Manager. Troubleshoots Heating Ventilation and Air Conditioning (HVAC), electrical, and plumbing systems to find root cause and informs the appropriate COR or Facility and Property Manager. Assists with escorting and quality assurance oversight of repairs or new construction projects to ensure compliance. Assists with monthly, quarterly, and annual contracted preventative maintenance inspections. Performs emergency cleanup services, e.g., cleaning as a result of a building system problem. This may include carpet cleaning, the removal of rodent excrement, deceased animals, or any other like items. Disinfects areas of facilities as directed with automatic spray machine and disinfectant to prevent the spread of viruses and diseases. Prepares workspaces including assembling modular furniture. Assists employees with changing workspace location by delivering packing materials and moving packed boxes and furniture.Position Requirements:
US Citizen. Government Background Clearance required. Minimum of High School Diploma or equivalent. Minimum of two-years' experience as a General Maintenance Worker. Personal computer literate with knowledge of email and word processing. Experience with common hand tools necessary to perform the functions listed above in the Primary Responsibilities section.
