Essential Functions and Responsibilities Ensure the CAPLICO Core Values and Code of Conduct are adhered to at all times. Ensure compliance with Resident Rights and HIPAA policies at all times. Ensure that all maintenance procedures are followed in accordance with established policies Assume the administrative authority, responsibility, and accountability of the Maintenance Department, its programs and activities. Revise and enforce written maintenance policies and procedures. Make written and oral reports/recommendations to the Executive Director as necessary/required concerning the operation of the Maintenance Department. Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, etc.). Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Executive Director. Delegate a responsible staff member to act in your behalf when absent from the facility. Inspect storage rooms, work rooms, utility/janitorial closets, etc., for upkeep and supply control. Participate in facility surveys (inspections) made by authorized government agencies. Keep abreast of economic conditions/situations and recommend to the Executive Director adjustments in maintenance services that assure that continued ability to provide a clean, safe and comfortable environment. Perform administrative duties such as completing necessary forms, reports, evaluations, studies, etc., to assure control of equipment and supplies. Ensure that outside services are properly completed/supervised in accordance with contracts/work orders. Determine departmental staffing requirements necessary to meet the Maintenance Department's needs. Recommend to the Executive Director the number and level of maintenance personnel to be employed. Assist in recruitment, interviewing, and selection of maintenance personnel. Schedule department work hours (including vacation and holiday schedules) Monitor absenteeism to ensure that an adequate number of housekeeping personnel are on duty at all times. Assist in standardizing the methods in which maintenance tasks will be performed. Counsel/discipline maintenance personnel as requested or as necessary, without regard to race, color, creed, national origin, age, sex, religion, handicap, or marital status. Conduct daily rounds to assure that maintenance personnel are performing required duties and to assure that appropriate maintenance procedures are being rendered to meet the needs of the facility. Supervise safety and fire protection and prevention programs by inspecting work areas and equipment at least weekly. Ensure that facility personnel follow safety regulations in the use of equipment and supplies at all times. Assume the responsibility for obtaining/maintaining safety data sheets (SDSs) for hazardous chemicals in the facility. Ensure that containers of hazardous chemicals are properly labeled and stored. Ensure that all personnel performing tasks that involve potential exposure to blood, body fluids, or hazardous chemicals participate in appropriate in-service training programs prior to performing such tasks. Place orders for equipment and supplies as necessary or as may be required Ensure that equipment contaminated with blood or other infectious material is properly labeled or tagged before being sent for repair or decontamination. Make departmental adjustments in order to conform to the approved budget, and/or as may be dictated by an analysis of the monthly operating statement. Supervisory Responsibility Exercises administrative and functional supervision over all Maintenance and Housekeeping Department employees. Work Environment Works in office areas as well as throughout the facility (i.e., power rooms, resident rooms, therapy rooms, dining rooms, kitchen, etc.). Moves intermittently during working hours. Is subject to frequent interruptions. Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances. Is subject to call-back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.). Is subject to hostile and emotionally upset residents, family members, personnel, and visitors. Is involved in community/civic health matters/projects as appropriate. Is subject to injury from falls, burns from equipment, odors, etc., throughout the work day, as well as to reactions from dust, disinfectants, tobacco smoke, and other air contaminants. Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis viruses. May be subject to the handling of and exposure to hazardous chemicals. Physical Demands and Sensory Requirements (With or Without the Aid of Mechanical Devices) Must be able to move frequently throughout the workday. Must be able to see and hear or use prosthetics that will enable the senses to function adequately to ensure that the requirements of this position can be fully met (e.g.: accurately read measurements on resident related equipment such as thermometers, monitors, gauges). Must be able to function independently, have personal integrity, flexibility and the ability to work effectively with residents, employees, visitors and support agencies. Must be able to lift, push, pull and move a minimum of 50 pounds. Must be able to assist with the evacuation of residents. Specific Requirements Ability to speak and understand the English language. Possess the ability to make independent decisions when circumstances warrant such action. Possess the ability to deal tactfully with personnel, residents, visitors, and the general public based on whatever maturity level they are currently functioning. Ability to be calm and level-headed in emergencies. Well groomed, professional and possess ability to work harmoniously with other personnel. Ability to seek out new methods and principles and be willing to incorporate them into existing resident care practices. Follows written and oral instructions. Knowledgeable in the use of computers, e-mail, spreadsheets and document word processing. Maintain patience, tact, cheerful disposition and enthusiasm, as well as ability to handle residents, staff, and visitors, based on whatever maturity level they are currently functioning. Education and Experience Requirements Must possess, as a minimum, a high school diploma or its equivalent. Must have, as a minimum, 2 year(s) experience in a maintenance department in a health-related facility.
