Job Description

We are seeking a dependable, energetic, and hands-on Property Operations & Maintenance Coordinator for a well-maintained 148-unit condominium community on Marco Island. This is a unique position for someone who enjoys working with their hands but is also comfortable working in an office environment. The ideal candidate will be able to transition easily between property maintenance responsibilities and administrative/communication duties throughout the day. This is not strictly a maintenance position and not strictly an office position . We are looking for someone who can successfully handle both. There will be days when you will be hot, sweaty and dirty. Physical outdoor labor is required . Responsibilities Property Maintenance & Operations Perform routine property maintenance and repairs throughout the condominium community (pressure washing, light painting, light landscape, handyman items) Conduct regular property inspections and identify items requiring attention Handle basic repairs, adjustments, troubleshooting, and preventative maintenance Assist with maintaining common areas, buildings, equipment, and property appearance Coordinate with outside contractors and vendors when specialized work is required Meet vendors on-site and monitor work being performed Assist management with ongoing property projects Respond appropriately to maintenance issues as they arise The property consists of multiple two-story residential buildings, so the position requires someone comfortable walking the property, using stairs, working outdoors, using basic tools, and performing medium-duty physical work. Office & Administrative Responsibilities Communicate professionally with condominium owners and residents Communicate with vendors and contractors by phone and email Obtain quotes and follow up with vendors Assist with scheduling maintenance and repair work Prepare and respond to routine emails Maintain basic records related to maintenance, vendors, and projects Assist the property manager with day-to-day community operations Use property management software, email, and basic computer programs Ideal Candidate We are looking for someone who is: Dependable and trustworthy Energetic and self-motivated Mechanically inclined and comfortable performing hands-on work Professional when communicating with owners, residents, and vendors Comfortable using computers, email, and mobile applications Able to work independently without constant supervision Organized and capable of managing multiple responsibilities Able to recognize problems and take initiative to get them resolved Comfortable working both indoors and outdoors Able to perform medium-duty physical work and safely lift approximately 50 pounds Comfortable climbing stairs and moving throughout a multi-building condominium property Previous condominium, HOA, hotel, resort, apartment, facilities, construction, handyman, or property maintenance experience is helpful but not required for the right candidate. Candidates with strong practical experience who are looking for a stable, long-term position are encouraged to apply. Schedule Full-time, Monday through Friday, with occasional additional hours depending on property needs or emergencies. Typical days will include a combination of morning property/maintenance work and administrative or office responsibilities later in the day. What We Are Looking For This position is best suited for someone who does not want to sit behind a desk all day but also does not want a job consisting entirely of physical labor. We need someone who takes pride in a property, notices when something needs attention, communicates well, and follows through until the job is completed. This is a long-term position with an established property management organization serving Marco Island. Valid driver's license and reliable transportation required. Compensation will be based on experience and qualifications.
Pay:
$25.86 - $40.00 per hour Expected hours: 40.0 per week
