Job Description Position Summary The position of Maintenance and Operations is responsible for the care, oversight and general maintenance of the building, grounds and systems. The person in this position will perform or coordinate routine maintenance and repair for a healthcare facility, and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures. Major Responsibilities and Objectives 1.
External Maintenance:
Provide maintenance service to meet all external facility needs including but not limited to: Periodic external inspection to address general maintenance or repair needs Clean windows and screens as needed Ensure all external lights are working and clean Inspect roofing at least twice a year and after any storm Clear roof drains and gutters of debris Check roof to wall connection and examine flashings for any gaps Clean the outside signage on the front of the facility, Maintain the dumpster area in a clean and orderly fashion, including the cardboard recycling area Maintain the general outside common areas, although all landscaping is done by a private contractor, some additional oversight will be required. 2.
Interior Maintenance:
Provide maintenance service to all interior facility areas including but not limited to: Monitor condition of all interior areas of the facility to address general maintenance or repair needs Clean windows as needed Carpeted areas of the building should be maintained by carpet cleaning, vacuuming as well as shampooing as needed Ensure interior lights are working and clean to include, overhead lights, fluorescent lights, etc., and perform cleaning duties wherever necessary. Ensure that each lamp has the same color temperature and voltage as required by the manufacturer. Maintain all kitchen equipment, including the freezer and refrigerator, as well as the ice machines throughout the building and assist with any and all cleaning within the kitchen area as requested by the Dietary Manager Ensure the grease trap is cleaned in accordance with the regulatory requirements Check the salon plumbing for any leaks or other maintenance needs Maintain the various Laundry areas in order to be sure that the lint filters are free of an accumulation of lint and to ensure that the equipment is performing at its peak and without damage to surrounding areas Maintain all doors throughout the building by ensuring that they are clean of dirt and debris and paint as necessary or warranted Assure that painting, rework or repairing of facility is accomplished in accordance with established policies 3.
Major Systems:
Provide for the general oversight and maintenance of major systems including: Maintain Hot Water Heating Systems in accordance with manufacturer requirements Service heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures. This includes cleaning and replacing air filters at least once a month, although some may only need to be changed every 3-6 months. Assure that fire protection and prevention programs are maintained in accordance with the facility's fire safety policies and procedures. Monthly checks and biannual checks required by regulations should be accomplished by Maintenance and/or at his/her direction and scheduling. All extinguishers should be thoroughly inspected and tags signed verifying the same. All plumbing throughout the building should be checked for adjustments that might be needed including water temperature readings and adjustments as needed to ensure compliance with the regulations governing the same. 4.
Vehicles:
Ensure that all vehicles owned and operated by the facility are maintained, clean and ready for use. 5.
General and Safety Practices:
Assist in setting maintenance standards and processes Schedule and provide support to all outside vendors/contractors for facility needs Perform unscheduled maintenance tasks as directed Follow established safety precautions when performing tasks and when using equipment and supplies Follow established infection control practices when performing maintenance produces Report all hazardous conditions or equipment to the proper supervisor Wear protective clothing/devices when performing tasks that involve the handling of infectious waste and/or blood/body fluids Assure that equipment is cleaned and properly stored at the end of each shift Recommend equipment and supply needs to the supervisor Assure an adequate supply of maintenance supplies is maintained to perform daily tasks Maintain confidentiality of patient information Assure that the patients' personal and property rights are maintained while performing maintenance duties. Supervisory Responsibilities May direct the work of outside vendors/contractors Working Conditions All employees must be capable of working under the following conditions: Must be capable of moving intermittently during working hours; May be subject to frequent interruptions; Must be capable of interacting with patients. staff, and visitors under all conditions and circumstances; May be subject to hostile and emotionally upset patients, family members, staff, and visitors; May be called upon to work beyond normal working hours, on weekends and holidays, and in other positions temporarily, when necessary; May be subject to call-back during emergency conditions (e.g. severe weather, evacuation, post-disaster, etc.) and potentially could be called upon to assist in the evacuation of patients during emergency situations; Must be able to and attend and participate in continuing educational programs; May be subject to exposure to infectious waste, diseases, conditions, etc., including TB, COVID-19, AIDS, and Hepatitis B viruses; May be subject to the handling of and exposure to hazardous chemicals; Must be able to speak and write the English language in an understandable manner; Must be able to cope with the mental and emotional stress of the position; Must function independently and have flexibility, personal integrity, and the ability to work effectively with patients, resident families, visitors, and staff; and Must meet the general health requirements set forth by the policies of the facility which include a medical and physical examination. In addition, Maintenance must also be capable of the following physical demands: Must be able to push, pull, move, and or lift a minimum of fifty (50)pounds; Must be able to exert maximum muscle force to lift, push, pull, or carry patients; Must be able to use abdominal and lower back muscles over time without fatigue; Must be able to stand for extended periods of time and walk throughout the building; Must be able to bend, stoop, stretch, twist, sit, and reach; Must be able to use fine motor skills, and Must be able to exercise visual and hearing acuity in order to communicate with the patients in a meaningful and clear manner in order to attend to their needs. The physical demands described herein are representative of those that must be met by an employee to successfully perform essential functions of the job. While performing the duties of this job, the employee is regularly required to stand and talk or hear. The employee is frequently required to walk; use hands to finger, handle, or feel, and reach forward with hands and arms. The employee must frequently lift and/or move up to fifty (50) pounds and may occasionally lift or move weight of up to one hundred (100) pounds.
