Maplewood Village Condominium Association is an owner occupied, 55+ independent living community located in the heart of Ankeny, Iowa. The Board of Directors works cooperatively with the Office Manager and this position to oversee day to day operations.

JOB OVERVIEW FUNCTION

Performs work under general supervision and direction of the board and office manager. Performs manual labor and semi-skilled work in the care and maintenance of the lodge, pool, hot tub, exercise room, and restroom areas. Performs general maintenance activities for all common area buildings, grounds, landscaping, garages, sidewalks, streets, and performs related duties as required. Needs to be a self-stater.

EQUIPMENT USED

Vehicles, lawn tractor, mowers, trimmers, saws, power tools, sprayers, spreaders, hand tools, ladders, pruners, seeders, and other assorted tools and equipment. Responsibilities 1.

General Maintenance:

Completes general upkeep directives by performing lubricating and adjusting doors and other equipment, perform garage door adjustments, and picking up trash and other debris around facility grounds and dumpster areas. Performs manual labor as directed including painting, digging, caulking, cleaning, and lifting. Assists in basic carpentry, electrical, plumbing, dirt work, construction, concrete work, cleaning, and other basic tasks. 2.

Landscaping:

Landscaping as directed, including planting trees, shrubs, flowers, seeding, laying sod, fertilizing, and watering. Assists in mowing and trimming of grass areas as may be required. Trimming of shrubs and trees as required. 3.

Snow Removal:

Assists contracted snow removal company in removing snow and ice from facilities parking lots, sidewalks, and in front of entry way and garage doors. Spread ice melting or sand materials as may be required. 4.

Building Maintenance/Inspections:

Make routine facilities inspections, document maintenance items to be completed, and schedule for maintenance. 5.

Building Entry Systems:

Ensures unit intercom systems are working properly and up to date at all times. Enters new resident phone numbers into entry system and removes prior resident phone numbers. 6.

Equipment Maintenance:

Keeps vehicles, tools and equipment properly cleaned and always maintained and advises when outside contractor repairs are required. Keeps all equipment properly stored at all times.

Occasionally makes trips to drop off equipment for repairs and pick-ups for equipment, supplies, and repair parts. 7.

Pool/Spa:

Maintain pool, chemical levels, rebalance levels as necessary to maintain normal levels, perform ongoing maintenance, cleaning and trouble-shooting issues with pool and hot tub. Stock appropriate level of chemicals to maintain compliance with Dept. of Health standards. Complete pool certification course within 3 months of hire. 8.

Contractor/Bids:

Oversees contractor work and assists in obtaining bids for work beyond general maintenance . 9.

Safety:

Performs all duties in a safe manner using all required safety devices as may be required. 10. Other assigned duties as directed 11.

Professionalism:

Courtesy and appropriate language must be exercised at all times when dealing with the residents, their families and friends, the Board members, and all others on Maplewood Village properties.

ENTRY LEVEL REQUIREMENTS AND SKILLS

Ability to understand and follow written and oral instructions; ability to perform manual labor for extended periods of time under adverse weather conditions, and ability to establish and maintain effective working relationships with co-workers and the public. Shall maintain a valid driver's license issued by the State of Iowa. May be required to obtain other certificates or licenses that may apply to the position.

WORKING CONDITIONS

Maplewood Village is a non-smoking, non-vaping property. May be required to perform duties during off-hour emergencies, weekends, and holidays. Periodically lifts heavy objects weighing up to 60 pounds and carry for short distances. May be required to stoop, walk and climb stairs and ladders. Periodically climbs and walks over uneven terrain.

Performs outside work in all types of weather conditions. Operates equipment having varying degrees of noise and vibration. Contact with the public, contractors, vendors, and residents of Maplewood Village.

PHYSICAL REQUIREMENTS

Must be sighted. Must be able to hear normal conversation. Must be able to speak clearly at normal rate of conversation. Must be able to kneel, squat, climb, and walk. Must be able to step up into or out of employer's equipment.

Pay:

$25.00 - $30.00 per hour Expected hours: 20.0 - 25.0 per week
