NON-EXEMPT The Maintenance Assistant is responsible for assisting the Maintenance Director with all maintenance, repair, and upkeep activities for the Community. This position is also responsible for assisting with the proper operation of all equipment, mechanical systems and grounds systems. This position requires good organizational and prioritizing skills to ensure that all interior and exterior maintenance represents the quality image the Community is portraying. Essential Duties and Responsibilities First and foremost, be a Arbor Village at Hillcrest brand and culture ambassador. It is a requirement to learn and communicate Arbor Village at Hillcrest's Values, Mission, and Culture Keys while present in the communities. 1. Responsible for fulfilling daily, weekly, and monthly, job checklist duties. 2. Perform a daily walk through; follow the established system where work orders are prioritized and completed to meet the standards of the company as well as resident satisfaction; This includes but is not limited to all safety hazards as well as minor repair and painting needs 3. Must exhibit proficiency in and routinely perform a wide variety of building maintenance and mechanical work including carpentry, electrical, plumbing, interior and exterior painting, masonry, drywall repair, small appliance and minor equipment repair and troubleshooting 4. Under the direction of the Maintenance Director, ensure all work orders are completed in a timely fashion and all billing information is recorded; i.e., time and material Competencies Have a general understanding and ability to promote a building and grounds maintenance program that meets the minimum standards of the property and can accommodate a broad spectrum of requests, situations, preferences and physical limitations of the resident population A continuous and consistent interest in, knowledge about and competency to meet the needs of the elderly An interest in, willingness to learn and ability to take initiative in developing skills in caring for the elderly consistent with the philosophy and policies of the Community Loyalty to this Community The ability to be a positive and cooperative team player with peers and subordinates The ability to appropriately delegate and oversee responsibility, with necessary authority, without relinquishing his/her overall responsibility and accountability for the delegated task The ability to identify problems in a timely manner, develop effective resolutions to those problems and ensure implementation of the proposed resolution, confirm results and revise as necessary A neat, professional, courteous manner and appearance Qualifications Proficiency in HVAC system repair and general maintenance of facilities equipment Strong mechanical knowledge with experience using hand tools and electrical testing devices (ohmmeter) Electrical and electrical equipment repair experience; basic PLC familiarity (premium skill) Carpentry, painting, and general facilities upkeep; comfort with CMMS for work orders Customer service mindset, supervisory or delegation experience a plus, and ability to lead maintenance tasks English communication skills; previous MRO experience preferred; residential painting and landscape maintenance are a plus
