In this vital role, you will be responsible for performing routine, preventive, and emergency maintenance for residential apartment communities. This position works independently and as part of a team to maintain buildings, equipment, and grounds in a safe and efficient manner. Duties include troubleshooting and completing repairs in areas such as plumbing, electrical, carpentry, and general maintenance. The ideal candidate is dependable, skilled in multiple trades, and committed to providing quality service to residents while helping maintain the overall condition of the property. Responsibilities Perform routine, preventive, and emergency maintenance repairs for residential apartments, buildings, and grounds. Diagnose, repair, replace, and install plumbing fixtures and systems, including faucets, toilets, pipes, water heaters, and drain lines. Troubleshoot and complete electrical repairs, including switches, outlets, lighting fixtures, ceiling fans, and circuit breakers. Repair and replace drywall, including patching, taping, mudding, sanding, and finishing damaged areas. Complete interior painting and touch-up work in occupied and vacant units. Repair, install, and maintain household appliances, smoke detectors, and carbon monoxide detectors. Maintain community grounds through mowing, trimming, pruning, weed control, watering, and general upkeep. Clean and maintain common areas, maintenance facilities, and vacant apartment units to ensure a safe and attractive environment. Assist with snow and ice removal, including shoveling, plowing, and applying salt to walkways and driveways. Provide professional, courteous customer service to residents and coordinate with vendors as needed. Prioritize and complete maintenance requests efficiently while maintaining accurate work schedules and task tracking. Perform other related duties as assigned to support property operations. Qualifications & Experience High school diploma, GED, or equivalent combination of education and experience. Minimum of one (1) year of experience in building maintenance, skilled trades, or general repair work. Knowledge of building maintenance practices, common hand and power tools, and workplace safety procedures. Ability to perform a variety of maintenance tasks, including basic plumbing, electrical, carpentry, painting, and general repair work. Ability to work independently, prioritize tasks, and manage time effectively. Ability to maintain accurate work records and maintenance logs. Strong customer service and communication skills with the ability to build positive working relationships with residents, coworkers, and vendors.
