Maintain the building in good repair and free from hazards. Maintain the fire alarm system and emergency generator system in a good working order. Maintain the heat/cooling system, plumbing fixtures, wiring, etc., in good working order. Maintain lighting levels that are comfortable and assuring that exit lights are in good working order. Establish priorities in providing repair services. Maintain the paging system in good working order. Maintain the grounds, sidewalks, parking lots, etc in good working order. Provide routinely scheduled maintenance service to all areas. Conduct monthly fires safety inspections. Conduct monthly testing of fire alarms. Prompt investigation of hazardous conditions and corrected as soon as practical. Responsible for correcting electrical, plumbing or structural hazards. Conduct quarterly testing on sprinkler system. Other task necessary or appropriate, painting, hanging pictures, moving furniture, etc. Maintain monthly inspection report of the building. Maintain work order request. Maintain maintenance schedules. Maintain authorized vendor listing. Maintain warranties and guarantees. Training of Staff/ Residents on Fire Extinguisher. On call in case of emergencies.
