This role supports maintenance operations by ensuring apartments are move-in ready, while also assisting with general property upkeep and service needs.
DUTIES AND RESPONSIBILITIES
Unit Turns & Make-Ready Execution Complete all aspects of unit turns (make-readies), including repairs, cleaning, and preparation for move-in Ensure vacant units are completed within required timelines and meet company quality standards Perform general maintenance tasks including painting, basic plumbing, electrical work, and appliance servicing Rekey and secure units as required Inspect completed units and ensure readiness prior to move-in Clean and prepare units thoroughly, including debris removal and final touch-up work Maintenance Support & Operations Assist with service requests and general maintenance tasks as needed Replace light bulbs, fixtures, and perform minor repairs throughout the community Assist with maintaining inventory of tools, equipment, and supplies Maintain work areas, tools, and equipment in a clean and organized manner Property Awareness & Communication Report unusual conditions in units or on property, including safety concerns or lease violations Communicate regularly with the Service Manager regarding unit status, supply needs, and priorities Work collaboratively with the maintenance team and office staff to support property operations Maintain professional and courteous interactions with residents, team members, and vendors Safety & Compliance Follow all company policies, OSHA guidelines, and safe work practices Safely handle maintenance materials and chemicals in accordance with company standards Promote safety awareness and report hazards, unsafe conditions, or incidents Support seasonal operations, including snow and ice removal, to maintain safe and accessible conditions Additional Responsibilities Complete required training courses and participate in ongoing professional development Perform other duties as assigned
REQUIREMENTS
Basic knowledge of maintenance trades including plumbing, electrical, painting, and appliance repair Strong attention to detail and ability to meet quality standards and deadlines Ability to operate maintenance tools, equipment, and small motorized tools Ability to work independently and follow direction from supervisors Good communication and teamwork skills Must be willing to adjust work schedule to complete assignments as needed Valid driver's license and reliable transportation Ability to operate property equipment and vehicles, including golf carts where applicable•
PHYSICAL REQUIREMENTS
Ability to perform the physical demands of the role, including lifting, carrying, and working in various positions and environments, with or without reasonable accommodation Ability to work indoors and outdoors in varying weather conditions and navigate all areas of the community This position is designated as a safety-sensitive position in which the employee must not be under the influence of alcohol or drugs while at work as it may constitute a threat to health or safety in which a lapse of attention could result in injury, illness, or death.
