Overview We are seeking a dependable, experienced Property Caretaker / Maintenance Professional to oversee the day-to-day maintenance and upkeep of four properties in the Newburyport area, including a large private residence with large grounds and several rental properties. This is an excellent opportunity for someone who enjoys working independently, solving problems, taking pride in maintaining properties to a high standard, and being the person who makes sure things get taken care of. The ideal candidate will be a practical, hands-on person with broad residential maintenance skills who can identify problems, handle routine repairs, coordinate outside contractors when necessary, and respond professionally to tenant and property-owner requests. Responsibilities Property Maintenance Perform routine maintenance, repairs and preventative maintenance across four properties Handle general handyman work, including carpentry, drywall repair, painting, patching, caulking, hardware and fixture replacement Troubleshoot common plumbing, electrical, heating and household issues Replace or repair faucets, fixtures, outlets, switches, locks, doors and other household components as appropriate Handle minor appliance repairs and replacements Complete move-in/move-out repairs and property touch-ups Monitor properties for maintenance issues and address small problems before they become larger ones Maintain tools, supplies and basic maintenance inventory Purchase or pick up materials and supplies as needed Rental Properties Respond to routine tenant maintenance requests Communicate professionally and courteously with tenants Assess maintenance requests and determine whether the work can be handled directly or requires a licensed contractor Coordinate access and scheduling with tenants and outside contractors when necessary Help maintain rental properties in clean, safe and well-maintained condition Private Residence & Grounds Assist with the ongoing maintenance and upkeep of a private residence Perform routine interior and exterior maintenance Monitor the property and grounds and identify maintenance needs Handle seasonal property tasks and preventative maintenance Handle or coordinate landscaping, as needed Help ensure that the residence and grounds are consistently well maintained and presentable The Ideal Candidate The successful candidate will be: Experienced in residential property maintenance, handyman work, construction, remodeling or a related trade Highly dependable and trustworthy Comfortable working independently with minimal supervision A capable problem solver who can figure out what needs to be done and take care of it Detail-oriented and takes pride in quality workmanship Comfortable interacting professionally with tenants, homeowners and contractors Organized and able to prioritize multiple maintenance needs Experienced with common hand and power tools Able to safely perform physical maintenance work Able to provide reliable transportation between properties Experience in carpentry, plumbing, electrical, HVAC, painting, remodeling, landscaping or general construction is highly desirable. A valid driver's license and clean driving record are required.

Pay:

$26.05 - $35.00 per hour Expected hours: 24.0 per week
