The essential functions of the Assistant Maintenance Ambassador is to foster a sense of community by offering an unparalleled living experience for resident and providing excellence in customer service through; maintaining the physical appearance and upkeep of the community; service residents' day-to-day maintenance needs with respect to their apartment homes; provide corrective, preventative and emergency maintenance throughout the community; insure safe and satisfactory operation of apartment appliances; perform plumbing, electrical, carpentry, and floor repairs; assist with apartment turnovers preparation service community equipment, and HVAC systems and any other duties as assigned. The Assistant Maintenance Ambassador Supervisor is responsible for assisting the Maintenance Ambassador Supervisor with the Maintenance Ambassador Supervisor with the management of the maintenance team to insure correct completion of essential maintenance functions and responsibilities. In addition, it is the responsibility of the Assistant Maintenance Ambassador Supervisor to access the strengths and weaknesses of the maintenance team and manage Ambassador's incentives accordingly, while also creating and nurturing a sense of community and focus on customer service standards.

Requirements:

The Assistant Maintenance Ambassador Supervisor must be able to meet the physical demands described herein are representative of those that must be met by every Ambassador to successfully perform the essential functions of the job. While performing the duties of this job, the employee is regularly required to lift dead weight in excess of 40 pounds (bags of snow melting chemicals, air handlers, HVAC units, small appliances, ect. Must be able to operate powered equipment where manual pushing, pulling, or steering of equipment (snow blower, leaf vacuum, etc.), operate powered equipment where manual lifting and transportation of apparatus is required (K-1500 auger, refrigerant recovery system, vacuum pump, ect.). The employee should expect a variety of physical activity, including standing, stooping, bending, crawling (sometimes in confined places), reaching, swinging, walking, climbing (to heights in excess of 7 feet), and lifting to perform the necessary job functions. Applicant must have a valid, active driver's license and reliable vehicle. Preferred to have 5+ years maintenance experience in individual HVAC repair and preventative maintenance of individual or central plant equipment, appliance, plumbing and electrical systems and repairs, fire safety equipment and repairs.
