A Maintenance Helper or Assistant assists maintenance mechanics. Repairs and maintains equipment and machines, such as cars or heating systems. May assemble or adjust machines as directed by a head mechanic.
Ensures the upkeep of guest areas to maintain an attractive hotel. Conducts walk through inspections and visually assess the safe and efficient maintenance and operation of the physical structure and all equipment. Completes all routine maintenance on public spaces and back of the house spaces. Completes repairs, replacement, and renovation projects to guestrooms and employee work areas. Adhere to all hotel required policies and controls. Maintain positive atmosphere and build loyal team members. Help support and fulfill the mission, vision, core values and goals of the hotel. Follow prescribed safety procedures for personnel and equipment by the hotel and all state standards. This is a hands-on position.
Critical Functions and Responsibilities:
1. Performs repairs listed on work orders and maintains a record of all work completed. 2. Respond to and handle guest requests in a courteous, efficient, safe manner. 3. Performs preventative maintenance and other tasks as assigned. Performs scheduled maintenance inspections and repairs. 4. Schedules and ensures proper completion of work that may need to be accomplished by outside vendors. 5. Maintains a safe environment for guests during their stay. 6. Keep the General Manager appraised of the organizational climate, identify problems either actual or anticipated. 7. Maintains cleanliness of building exterior, grounds, walkways, driveway, parking areas, and stairways. 8. Picks up trash and loose debris throughout the day, empties all trash containers daily or as needed. 9. Maintains cleanliness of storage sheds, furniture storeroom, maintenance room, boiler room, and flammable storage container. 10. Maintains, replaces, and re-keys both manual and electronic locks as needed, maintains accurate records of locks re-keyed in a safe place. 11. Manages and coordinates activities of Facilities Technicians (if applicable). 12. Adjusts controls on mechanical systems to meet required standards. 13. Removes, cleans, replaces and maintains unit air conditioners (HVACS), televisions, telephones, and similar equipment. 14. Ensures fire safety equipment is operational and that inspections are current. 15. Notifies Manager when major repairs are needed. 16. Ensures that all maintenance tools are in good working order and stored neatly and securely in the maintenance room. Maintains monthly tool inventory records. 17. Daily maintenance of pool and landscaping. 18. Responds to emergencies at the property. 19. Report any unusual occurrences and/or requests to the General Manager. Log all such occurrences in the logbook. 20. Know all safety and emergency procedures and how to act upon them. Be aware of accident prevention policies. Follows policies and procedures of the Hotel. Complies with all State Regulations, ADA, and other safety and security polices as outlined by the company. 21. Perform all other duties as assigned by the General Manager to assure high standards of guest service and to enhance the success of the hotel.

The Maintenance Supervisor is responsible for providing our guests, and employees with a pleasant and safe environment. This person is responsible for directing all day-to day maintenance including supervision of maintenance staff, preventative maintenance, purchasing & inventory of equipment and any other maintenance tasks as required.
