Lawn and Maintenance Technician Company:

Morning View Communities Full-Time Position Morning View Communities ("the Company") is seeking a Full-Time Assistant Maintenance Technician ("the Position") for communities located in the Morehead City, NC area. Morning View Communities is a property management company that specializes in operating manufactured housing communities across multiple states. Our goal is to provide an affordable, high-quality, and well-maintained environment where our residents can live and thrive. This position will primarily focus on lawn care, grasscutting, and maintaining the overall appearance of the community grounds. The role will also regularly assist the Regional Maintenance Manager with general property maintenance, light handyman work, and small engine repair on lawn equipment. Grounds & Lawn Care (Primary Duties) Mow community lawns using zero-turn mower or similar equipment Trim, edge, and maintain landscaped areas using string trimmers and other tools Maintain the overall cleanliness and curb appeal of the community grounds Assist with seasonal grounds work such as leaf removal, brush clearing, and debris cleanup Ensure common outdoor areas remain neat, safe, and well-maintained Perform basic small engine maintenance and repair on mowers and other lawn equipment (blade sharpening, oil changes, air filters, belts, and minor repairs) Maintenance Support (Regular Duties) Assist the Regional Maintenance Manager with general property maintenance and light handyman work, such as basic plumbing, electrical, carpentry, painting, and appliance repair Support general property upkeep, unit turns, and community improvement projects Travel between communities in the Morehead City area as needed Company truck provided Skills & Qualifications Experience with lawn care equipment (zero-turn mower, string trimmer, blower, etc.) Basic small engine repair experience, especially on mowers and similar lawn equipment General handyman or home maintenance skills (plumbing, electrical, carpentry) preferred Valid driver's license required Ability to work outdoors in varying weather conditions Strong work ethic and ability to work independently Good communication and teamwork skills Basic maintenance or construction experience is a plus Physical Requirements Ability to lift up to 50 lbs regularly Ability to work on your feet for extended periods Ability to safely operate landscaping equipment, small engines, and hand/power tools Schedule Full-time hours (schedule may vary based on property needs and weather) Typical daytime schedule between 8:00 AM - 5:00

PM Compensation:

$18-$23 / Hour based on experience, bi-weekly pay
