Job Summary:

The Maintenance Worker provides preventative care and repair of resident apartments, the facility and property including equipment and vehicles; maintains the external grounds, and supports and documents the life safety program under the guidance of the Maintenance Director. Provide maintenance services within the facility, grounds and resident apartments. This includes ability to make ready apartments for resident move-in. 2. Knowledge of HVAC, plumbing, drywall and other skills to prepare an apartment for resident move-in. 2. Maintain and document a preventive maintenance program for the facility, equipment and vehicle, maintain and document budget. 3. Comply with applicable laws, standards, regulations, policies and procedures 4. Adhere to all areas of maintenance safety and sanitation practices 5. Maintain an inventory of maintenance equipment, tools and supplies 6. Maintain a tracking system of maintenance needs, requests and response 7. Clean and store equipment items after each use as well as work area and rooms 8. Keep resident, facility information and records confidential 9.. Maintain records including grease trap cleaning, backflow system inspections, van mileage and billing log 10. Inspect and maintain fire alarms and safety systems on a regular basis 11. Clean building exterior, windows, grounds, as assigned 12. Provide recommendations on facility maintenance needs 13. Dress appropriately following the Personal Appearance Policy and Procedures 14. Respond to facility emergencies 15. Perform other duties that may be assigned from time to time 16. Be on call 24/7 for Riverview emergencies as per supervisor Qualifications Experience and expertise in facility repairs and "make ready" and repairs of resident apartment plus external grounds maintenance Knowledge of fire alarms, sprinkler systems and other components of a safety program Valid State Driver's License Personal work truck and cell Phone with text capabilities This position is required to: Lift up to 75 pounds Stand, stoop and be on feet for long periods of time Maintain and operate machinery Communicate effectively verbally and in writing This position is
