Summary The Assistant Superintendent - Buildings supports the Superintendent in overseeing daily maintenance operations across the property. This role ensures building systems operate at optimal efficiency, work orders are completed promptly, and maintenance staff and vendors meet company standards. The Assistant Superintendent - Buildings plays a key role in delivering safe, high-quality service and maintaining strong client satisfaction. Responsibilities
  • Oversee day-to-day maintenance operations and prioritize work orders across assigned properties within the portfolio and diagnose and repair complex mechanical, electrical, plumbing, and HVAC issues.
  • Assign, track, and verify completion of maintenance tasks to ensure quality, efficiency, compliance, and timeliness.
  • Provide hands-on support and technical guidance to maintenance technicians, including new hires.
  • Assist in planning and executing preventative maintenance programs and unit turns.
  • Coordinate and communicate with third-party vendors and contractors as required.
  • Support in coordination of unit turn activities to ensure company standards are met.
  • Assist with procurement of supplies, materials, and equipment.
  • Respond to escalated or complex maintenance issues and help drive resolution.
  • Provide excellent customer service and maintain positive, professional relationships with clients, colleagues, vendors, and guests.
  • Acts as the Superintendent backup during absences to ensure continuity of operations.
  • Maintain detailed maintenance records and documentation.
  • Monitor inventory of supplies and materials; assist with ordering as needed.
  • Participate in subject-to-call responsibilities as required.
  • Follow and enforce all safety procedures and company policies.
  • Perform other duties as assigned. Qualifications
  • High School Diploma or equivalent; technical or trade certification preferred.
  • Two to four years of maintenance experience; residential or commercial property management experience preferred.
  • Knowledge of building systems, including HVAC, plumbing, electrical, and carpentry.
  • Demonstrated ability to lead or coordinate a team and oversee daily operations.
  • Ability to identify and troubleshoot grounds-related issues and implement effective solutions.
  • Effective communication, problem-solving, interpersonal, and client-service skills.
  • Ability to work independently, manage time effectively, and handle multiple priorities.
  • Basic computer skills for communication, reporting, and work tracking.
  • Ability to lift heavy objects of 50 pounds or more, work outdoors in varying environmental conditions, and perform physically demanding tasks.
  • Valid driver's license and reliable transportation required.
  • Any trade certification(s) and/or OSHA certification(s) a plus.
Pay:
$26.00 - $27.00 per hour Expected hours: 40.0 per week
