Job Description

Maintenance Technician / Handyman Spring Village Mobile Home Park — Tennessee
  • Full-Time | Reports to: Park Owner/Manager
  • About the Role Spring Village is seeking a reliable, self-directed maintenance technician to handle day-to-day upkeep across our mobile home park and four tiny home rental units.
This is a true "jack of all trades" position — the right person can troubleshoot a leaky faucet in the morning, patch drywall after lunch, and mow common areas before the end of the day. You'll be the go-to person for keeping the property safe, functional, and looking good. Key Responsibilities General Maintenance & Repairs
  • Perform minor plumbing repairs (faucets, toilets, supply lines, drain clogs, water heater resets)
  • Handle minor electrical work within handyman scope (outlets, switches, light fixtures, GFCI resets)
  • Complete carpentry, drywall patching, painting, caulking, and trim work
  • Repair and maintain decks, steps, railings, and skirting on park-owned units
  • Replace HVAC filters, troubleshoot basic heating/cooling issues, and flag problems requiring licensed technicians
  • Troubleshoot and perform basic appliance repairs in rental units Unit Turnovers
  • Prepare vacant mobile homes and tiny homes for new tenants/guests: cleaning coordination, repairs, painting, deep maintenance
  • Conduct move-out inspections and document unit condition with photos
  • Complete punch lists on a deadline so units are rent-ready quickly Tiny Home Care (4 Units)
  • Perform routine inspections and preventive maintenance on all four tiny homes
  • Respond promptly to guest/tenant maintenance requests
  • Maintain exteriors, utility connections, and surrounding grounds for each unit Lawn Care & Grounds
  • Mow, trim, and edge all common areas and around park-owned/vacant units on a regular schedule
  • Weed-eat fence lines, road edges, and around utility pedestals
  • Seasonal grounds work: leaf removal, brush clearing, limb pickup after storms, basic landscaping upkeep
  • Keep entrances, signage areas, and shared spaces clean and presentable
  • Maintain lawn equipment (blades, oil, fuel, basic upkeep) Park Infrastructure
  • Monitor and report issues with park water, sewer, and electrical systems
  • Repair potholes/gravel roads, maintain drainage, and keep culverts clear
  • Maintain common areas, mailbox stations, and dumpster/trash areas
  • Perform regular property walk-throughs to identify problems before tenants report them Safety & Documentation
  • Keep accurate records of work completed, materials used, and time spent
  • Photograph before/after on significant repairs
  • Follow safety practices and keep work areas secure
  • Be available for occasional after-hours emergencies (water leaks, no-heat calls, etc.) Qualifications
  • 2+ years of hands-on maintenance, handyman, construction, or property maintenance experience
  • Working knowledge of basic plumbing, electrical, and carpentry
  • Experience operating mowers, trimmers, and common power tools
  • Own basic hand tools (specialty tools/equipment provided)
  • Valid driver's license and reliable transportation
  • Able to lift 50+ lbs, work on ladders, and work outdoors in all seasons
  • Self-starter who can manage a task list with minimal supervision
  • Good communication skills with tenants and management Nice to Have
  • Experience with mobile homes/manufactured housing (skirting, subfloors, roof coating, leveling)
  • Experience maintaining short-term rental or guest-facing properties
  • Basic HVAC knowledge Scope Note This role covers general maintenance and repairs within Tennessee's handyman/unlicensed scope.
