SUMMARY The Expo Maintenance Worker is responsible for maintaining the physical infrastructure, grounds, and facilities of the Expo complex to ensure a safe, clean, and "fair-ready" environment. Reporting to the Facility Manager, this position performs maintenance, janitorial, and groundskeeping duties, supports event setup and breakdown, and helps deliver an exceptional experience for guests, event organizers, and vendors. The Maintenance Worker ensures compliance with all regulations, maintains work order documentation, and contributes to the overall appearance, cleanliness, and functionality of the Expo complex.

MINIMUM QUALIFICATIONS, EDUCATION AND EXPERIENCE 1.

Experience in facility maintenance, janitorial work, groundskeeping, or custodial duties, preferably in fairgrounds, expo centers, parks, or similar venues. 2. Ability to perform physical work, including lifting, bending, walking, standing, and repetitive motions for extended periods. 3. Basic knowledge of tools, equipment, cleaning products, plumbing, and

HVAC/R. 4.

Experience working with CMMS/work order systems, facility scheduling, or maintenance tracking software. 5. High school graduate or Graduate Equivalent Degree (GED). 6. Successfully pass pre-employment background checks, and medical exam. 7. Have and maintain a valid Class C Texas Operator's License and a satisfactory driving record.

PREFERRED QUALIFICATIONS, EDUCATION AND EXPERIENCE 1.

Familiarity with agricultural equine or rodeo related events. 2. Experience in a county governmental entity. 3. Experience in fairgrounds, expo centers, arenas, equestrian centers, parks, or municipal facilities. 4. Experience managing equestrian arenas or specialized event flooring/footing. 5. Proven history of successful interaction with diverse populations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Maintenance Worker must be able to perform the following essential job duties with or without reasonable accommodation. As an employee of Washington County, it shall be my duty to: Facility Maintenance and Operations Ensure all buildings, arenas, barns, utilities, and equipment are properly maintained, safe, and compliant with relevant codes and regulations. Maintain the grounds in a clean, organized, and "fair-ready" condition year-round. Perform janitorial duties across all buildings and common areas, including sweeping, mopping, trash removal, restroom cleaning, and replenishing supplies. Maintain janitorial integrity to meet or exceed standards, ensuring all facilities are visually clean, sanitary, and ready for events. Monitor arenas and other event surfaces, staying up-to-date on equestrian footing standards and maintaining quality as required. Document damages or maintenance issues that occur during or after event rentals and report them to the Facility Manager. Enter and update the CMMS/work order system to ensure accurate tracking, timely completion, and proper documentation of maintenance and janitorial tasks. Follow proper procedures for handling cleaning chemicals, janitorial equipment, and facility maintenance tools. Customer Service and Guest Experience Maintain a high standard of professionalism and customer service when interacting with guests, event organizers, vendors, and staff. Address concerns, questions, or issues promptly and effectively, escalating to the Facility Manager or Event Coordinator when necessary.

KNOWLEDGE, SKILLS AND ABILITIES

(KSAs) The Maintenance Worker must possess, or rapidly acquire and develop the following

KSAs:

1. Strong working knowledge of facility maintenance practices, including electrical, plumbing, HVAC, carpentry, and general repair. 2. Knowledge of safety codes, ADA standards, OSHA regulations, and environmental/chemical handling requirements. 3. Ability to operate skid steers, tractors, arena drags, mowers, and other light/heavy equipment. 4. Ability to work flexible hours including nights, weekends, holidays, and during major events or emergencies. 5. Knowledge of county government operations; 6. Ability to accept constructive criticism and tolerate impolite behavior from customers. 7. Be highly motivated and a self-starter with the ability to plan and execute time sensitive activities and processes to meet deadlines; 8. Ability to enforce Expo rules and expectations diplomatically while maintaining customer satisfaction. 9. Ability to collaborate with event organizers and internal teams to ensure seamless event execution. 10. Ability to communicate in person, by telephone, in writing and electronically, to interact in a courteous, respectful and effective manner with the general public, elected and appointed officials of the County and other organizations.
