Regular Full-Time, Exempt Summary Responsible for assisting with maintaining and repairing physical building structures and common grounds at the community. The facility may include office, resident rooms, laundry facilities, study lounges, parking area, dining area/kitchen, and gym and/or activity center/community room clubhouse. Other amenity areas not identified may exist. This position reports to the Regional Operations Director for the property. Maintenance Activities Assists in performing daily tasks which will maintain the curb appeal of the facilities. Daily pick-up of exterior community grounds. Daily trash removal as directed. Housekeeping duties in all areas as directed, as needed and any other upkeep requirement necessary as instructed. Periodically will be asked to shampoo carpets, wax floors, spot clean furniture and other similar activities. Assist in the completion of preventative maintenance tasks as assigned. Provides daily maintenance service to residents' units as requested by resident via work order system. During performance of duties, documents and reports items to Management requiring repair or any suspicious or unlawful items around the facility or students, guests or people unauthorized at the community that are not conducting themselves in a community-oriented way or conducting illegal activity. Any activity or task that takes place on a student residential community may be asked of you at any time and is included in other tasks as assigned. Maintains positive customer service with residents. Administrative Activities Participates, when necessary, in an on-call rotational duty for evening/weekend hour emergency response. Responds to emergency maintenance calls. Maintains accurate records for furniture, keys, and fixture inventories. Inventories all tools and equipment used in maintenance activities and ensure tools and equipment are maintained in good and safe working condition. Assists in the training of the necessary personal for the maintenance and housekeeping departments, including OSHA training and all relevant reporting. Performs all other duties as assigned. Technical Skills- Must read, write, speak and understand English in order to effectively communicate with other staff and supervisors and to provide outstanding customer service to residents living at the community.
- Excellent communication and organizational skills required.
- Ability to write and compose informational communication materials.
- Ability to work with little direct supervision.
- Ability to communicate effectively and tactfully with co-workers, residents of the facility and university personnel, with a positive attitude and a strong customer service orientation.
- Ability to direct people and assign and delegate work, problem solve, answer questions, and evaluate results of performance.
- Must be able to communicate and understand all verbal and written information and instructions.
- Must be able to verbalize and write well to facility safety, work completion and other necessary communication.
