JOB OUTPUT
(SCOPE
AND PURPOSE
): Role occupants are responsible for maintaining the physical condition of the property, including occupied and vacant units, common areas, and community amenities. Responsible for completing service requests, assisting with apartment make-readies, and performing preventative maintenance. Will be required to participate in emergency on-call rotations as necessary. Report all safety, liability, and maintenance concerns to the Property Manager immediately.
PRIMARY RESPONSIBILITIES
Maintain a comprehensive knowledge of property systems and maintenance procedures. Complete service requests in an orderly and timely manner. Exercise job safety on a daily basis. Utilize all required safety equipment at all times. Troubleshoot and repair HVAC, plumbing, electrical, appliance, and general maintenance issues. Assist with maintaining the overall appearance and condition of the property. Develop positive working relationships with residents and coworkers.
RESIDENT SERVICES
Prioritize and complete service requests as directed by the Property Manager. Perform repairs and maintenance in occupied units. Leave completed work orders in units when required. Remove and clean up all debris resulting from maintenance work. Report any additional maintenance concerns observed while performing service requests. Do not use residents' personal belongings for cleanup or repairs.
PERFORM MAINTENANCE REQUIRED FOR MOVE-IN/MAKE-READY
Assist with preparing vacant units for occupancy. Inspect and repair appliances, plumbing fixtures, electrical systems, and HVAC equipment. Perform painting, sheetrock, flooring, cabinet, and fixture repairs as necessary. Replace missing or damaged hardware. Inspect and test smoke detectors, locks, and other security devices required by law. Inform the Property Manager of any major repairs required before releasing a unit.
OTHER MAINTENANCE REQUIRED
Perform maintenance in the leasing office, clubhouse, model units, fitness center, pool areas, and other community amenities. Assist with grounds maintenance and property appearance as needed. Monitor the property for safety hazards and report concerns immediately. Perform maintenance to building exteriors, lighting, and common areas.
PREVENTATIVE MAINTENANCE
Assist in maintaining a schedule of preventative maintenance. Replace HVAC filters according to property schedules. Inspect and maintain exterior lighting systems. Assist with maintaining community equipment and mechanical systems.
MAINTAIN AN INVENTORY OF SUPPLIES
Maintain adequate supplies and parts to ensure work is completed without delays. Notify the Property Manager when inventory replenishment is needed. Properly store and maintain company tools and equipment.
ATTITUDE AND SAFETY
Always display a friendly and courteous attitude toward residents, vendors, and coworkers. Maintain and promote a positive working environment. Never confront a supervisor or coworker in front of residents. Comply with company dress code and uniform requirements at all times. Maintain personal tools of the trade and accept responsibility for company tools. Exercise due care with company equipment and property assets. Report the condition of equipment and tools to the Property Manager. Do not use residents' facilities, bathrooms, or telephones.
HAZARDOUS MATERIALS
Maintain MSDS binder in maintenance shop. Handle all chemicals according to Material Safety Data Sheets. If your property contains asbestos, you must refer to the asbestos handling guidelines provided. If lead based paint is present, you must refer to provided handling guidelines.
QUALIFICATIONS
Minimum two (2) years of apartment maintenance experience preferred. Valid HVAC Certification required. Valid Driver's License and reliable transportation required. Working knowledge of HVAC, plumbing, electrical, appliance, and general maintenance repairs. Ability to troubleshoot maintenance issues independently. Must provide a basic set of hand tools. Ability to participate in the on-call rotation. Bilingual English/Spanish preferred but not required.
PHYSICAL DEMANDS
This position requires frequent standing, walking, climbing, balancing, stooping, kneeling, crouching, reaching, handling tools, and lifting materials. Must be able to lift up to 50 pounds independently and up to 100 pounds with assistance.
ENVIRONMENTAL CONDITIONS
Regular exposure to outdoor weather conditions, extreme temperatures, dust, fumes, noise, moving mechanical parts, electrical equipment, and maintenance-related chemicals.
