Maintenance Manager SUMMARY performs routine and extensive grounds and building maintenance duties on all buildings and facilities.ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned. Removes snow and ice from building walkways and steps; may rake leaves, clean and sweep litter. Operate scissor lifts, aerial boom lifts, and forklifts. May perform minor repairs and maintenance procedures on equipment utilized in grounds keeping. Maintaining and repairing tools, equipment, and structures such as fences, gates, or benches, using hand or power tools May perform routine laboring and maintenance duties when grounds maintenance work has been completed. Perform general building repairs ie; roof leaks. Repair doors, carpentry, plumbing, painting, concrete / masonry repairs, floor repairs, changing light bulbs/fixtures. Maintain HVAC and roof top exhaust equipment and air filters. Perform monthly internal plant inspections. May assist mechanics dur scheduled machine PMs. Task such as but not limited to cleaning machines and lubricating. May preform tooling inspections. Setting up, preparing and clearing sites for events and functions Must have own personal hand tools required to do job.SUPERVISORY RESPONSIBILITIES
This job does not usually exercise supervisory responsibilities, however may supervise part-time help.Requirements:
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. EDUCATION and/orEXPERIENCE
High school diploma or general education degree (GED) and one year of responsible experience in grounds keeping or an acceptable equivalent combination of education and experience. Should have knowledge of grounds keeping equipment and landscaping.LANGUAGE SKILLS
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to other employees of the organization.MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.REASONING ABILITY
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.PHYSICAL DEMANDS
