Qualifications:
Minimum 2 years of multifamily or residential maintenance experience EPA Section 608 (HVAC refrigerant handling) certification required Valid driver's license and reliable transportation required for travel between properties Demonstrated technical skill in HVAC diagnosis and repair, plumbing, electrical, carpentry, and appliance repair Ability to direct and train maintenance technicians effectively and to communicate professionally with team members, residents, and vendors Reliability and flexibility to travel and adapt across multiple communities in the Pasadena area
Responsibilities:
As an Assistant Maintenance Floater, you provide skilled, hands-on maintenance support across multiple communities within the assigned portfolio You may direct or train on-site maintenance technicians at the properties you cover, but the role is primarily a hands-on technical position Perform skilled repairs and maintenance in plumbing, electrical, appliances, carpentry, and general building systems Assist in prioritizing and completing maintenance requests, repairs, and preventive maintenance tasks at the assigned property Ensure timely resolution of maintenance issues to maintain resident satisfaction Unit Turnover Assist in preparing vacant units for new residents by completing repairs, replacements, and improvements Ensure units are move-in ready, addressing HVAC, plumbing, electrical, painting, and other maintenance needs Collaborate with external contractors and vendors for specialized repairs and projects, ensuring quality work and timely completion Coordinate vendor activities and oversee work performed by external parties as directed Maintain a safe work environment and promote a culture of safety within the maintenance team Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others Maintain accurate records of maintenance activities, repairs, materials used, and work orders Assist in documenting preventive maintenance tasks and inspections Assist in managing maintenance supplies and materials, ensuring availability and proper organization
